addresses most of Planning's issues. With that being said, it looks like the
connection will be flush with the existing street. With the rollover curb shown next
to the drive aisle on the site, does this mean the drive aisle will be higher than
the bike/ped plaza? Also, have you coordinated with the property owners
adjacent to the project site? It looks like they will lose on -street parking with this
solution.

beneficial to expand the Access Easement in the NE corner of the site to allow
the trail to cross the ditch to the east in the future. Extending the access
easement to the east property line in the NE corner of the site, for a distance
approximately 50-60' south of the north property line, should allow for a future
connection.
11/16/2016: The trail horizontal alignment in the northeast corner of the site (the
turn from paralleling the ditch to paralleling the north property line) should
accommodate a 4% centerline radius to accommodate construction and
maintenance vehicles. The regional trail system is maintained by the Parks
Department, requiring access.

paved trail surface should be a minimum of 104 wide. Level shoulders on each
side are suggested to be 34 wide, with side slopes from the shoulder edge to
the edge of easement at a maximum of 3:1 but preferably flatter. Specific
construction specifications (material, etc) can be found in the Trail Master Plan
(fcgov.com/parkplanning/pdf/2013-paved-recreational-trail-master-plan-3-3-14.
pdf) . A soft (gravel) path parallel to the paved path is preferred for the regional
trail system, but due to site constraints the soft path can be deleted for this
project.

12/28/2016: Thank you for responding to all Environmental Planning comments
and massaging site plan, planting plan, and construction plan details. Good
design, implementation and management should lead to successful
implementation of site landscape planning. Shrub species selection looks
good. May have difficulty sourcing yellow mountain willow (Salix monticola) as
willows are usually planted from cuttings; this species is found usually at higher
elevations and not so much at about 5000 ft in Fort Collins. Suggest peachleaf
willow (Salix amygdaloides) or coyote willow (Salix exigua). Like the idea of
