Submittals All submittals for review of construction documents and release of building permit, shall include: (1) Completed building permit application per building. (l) Completed application.check list for commercial and/or residential. ('_) Complete sets of Colorado professional "Wet Stamped" plans, include: site plans, engineered foundations,, architectural, structural, mechanical, electrical, and plumbing drawings. The title of the page should be changed from "Rocky Mtn. HS; CO 0272-Zoning" to "Wireless Telecommunications Equipment; Rocky Mountain High School; French Field Light Fixture." e. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by January 21, 2000. A 30 day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the same timeline. Ulster Street, Suite 500 Denver, CO 80237 October 25, 1999 Staff has reviewed your proposal for the French Field Wireless Telecommunication Equipment and offer the following comments: COMMENTS:. 1. Zoning: a. You are proposing a wireless telecommunication "facility", not wireless telecommunication "equipment". A wireless facility is not a permitted use in the RL zone, while wireless "equipment" is.. The difference is that wireless "equipment" must be attached to an existing structure, while a wireless "facility" " "* includes the construction of a new structure. You cannot propose to build a wireless facility, however, you are allowed to build a new light, and once the light exists, you can apply to put wireless "equipment" on that existing structure. 2. Building Inspection: a. With limited information the requirements for the building codes that will be enforced is attached. b. This project will need a review by a licensed structural engineer since Fort Collins is in a high wind area [100-mph exposure C]. c. Since this project involves wireless communication, a contractor with a minimum A-2 license must perform the construction. 3. Current Planning: a. Building the tower without the telecommunication equipment is not subject to planning review, you would only deal with the building department for that. b. Once you have an existing structure, you can resubmit your revisions to the proposal, and we will schedule a type 1 hearing. c. Revise your plans to make no reference to the tower to be torn down, and label the new tower as "existing."
