THE WESTERN EDGE IN THE PROPOSED MAPLE HILLS
SUBDIVISION TO SINGLE FAMILY HOMES
We, the undersigned homeowners living along the road which forms the western border of the
proposed Maple Hills subdivision, do petition the City of Fort Collins to require that only single family
housing be permitted along our common border. The location of duplexes, condominiums and other
multi -family improvements on the western edge in this proposed subdivision will negatively impact
our existing property values. Requiring that the developer place only single family housing along our
common border should not impose any undue hardship on the developer since there is no other
existing housing which border this proposed subdivision other than our single family homes on the
west side. In making this request we are only asking for the same accommodation that was required of
another developer, K-B Homes, when the City of Fort Collins approved its subdivision immediately
across the street from our neighbors to the north on Richard's Lake Road.

RE: Proposed Maple Hills Subdivision
Enclosed you will find a petition signed by 17 property owners representing 11 houses
located immediately to the west of the proposed Maple Hills subdivision. (Some additional
property owners were away and we were unable to contact them in time for them to sign the
petition.) While we do not oppose the development of this subdivision we do feel very strongly
that the location of multi -family housing on the west end of this subdivision is inappropriate and
a threat to our existing property values.
