Tom,
The developer has not yet responded to the latest City staff comment letter (it is not a report) dated
8/29/02. Therefore, with another round of development review being asked for by City staff, at this time we
are unable to determine when the Bella Vista project will go to public hearing. Please be aware that
another neighborhood information meeting is being scheduled for Wednesday, November 13th, from
7:00 p.m. to about 9:00 p.m., at Boltz Junior High School. Letters of notification to Affected Property
Owners, for the meeting, will be mailed from the Current Planning office no later than Wednesday,
October 30th.
I have not been able to verify the actual height of the Marriott Hotel building. There is no record of the
height in the Building Department records. Looking at the photograph of the hotel that the developer
provided to City staff, I am not sure how one would determine a scale to use to measure the height of the
building based on the photograph. The building apparently does fall somewhere between 60' and 65' in
height.
Whether or not the top level of the buildings in the Bella Vista project qualify as a story is a mute point.
City staff has stated to the developer that we will be using building height in feet, not stories, as the
comparison to be made when evaluating the contextual height of the buildings with respect to Section
3.8.17(A)((3).
The median in East Horsetooth Road, as shown on the plans, is to be a painted median. The decision to
require the painted median has been made by the Traffic Operations and Engineering Departments.

Steve, I was wondering if the developer had responded to your last
Staff report and what your schedule looks like for bringing it to
public review. I also had a chance to do a more careful review of the
information Jeff Emmel picked up from you and had a couple of
questions.
Have you been able to verify the height of the Marriot Hotel? I
scaled the photograph the developer used to show the height (he says 65
ft). The lines on the side of the building at floor levels 2 and 3 are
9 ft. 0 in. apart; it is easy to calculate the total height to be 60
ft, not 65 ft.
Have you verified that the top level of these buildings does not
qualify as a story according to the code? It is not possible to tell
whether these "loft" levels have floor space less than one-third of the
floor space of the level below as required to not be counted as a
story. Interior plans are required to verify this.
Are the Horsetooth Road medians shown on the drawings submitted
painted or raised? As we pointed out earlier, we in Cove Island do not
think that painted medians are adequate given the traffic load and
curving traffic lanes in this area.
