information for me to know.

I would say the park purchase should occur in a few months.

Craig, as you know, Maple Hill P.D.P. is in for review. There will be 527 dwelling units as part of the
P.D.P. with a multi -family component in the future. In order to meet minimum overall density
requirements, the future multi -family phase must contain at least 128 units for a total of 655 units.
The L-M-N zone requires that for a P.D.P. to meet Code, it must provide a minimum one acre park which
can be private or public.
The developers are showing a 7.14 acre park. The plans indicate that the park will be public and
developed by the City in the future. This gets them off the hook for the private park requirement. (Since
they are required to provide at least one acre, P & R should not acquire more than six of the seven acres
being offered.)
As this project moves forward, we will need to know the liklihood that the City will be purchasing the tract
for a public park. As far as I know from Real Estate, we are moving forward.
Do you think we have a better than 50-50 chance of purchasing? If not, then I need to know since it would
require the applicant to show how they meet the private neighborhood park requirement and our
comments will change. We will definately need to know prior to public hearing. Keep me posted on the
negotiations, thanks, Ted.
