meeting. Applicants of new commercial or multi -family projects are advised to
call 416-2341 to schedule
a pre -submittal meeting. Applicants should be prepared to present site plans,
floor plans, and elevations
and be able to discuss code issues of occupancy, square footage and type of
construction being proposed.
Construction shall comply with the following adopted codes as amended:
2012 International Building Code (IBC)
2012 International Residential Code (IRC)
2012 International Energy Conservation Code (IECC)

04/06/2016: As proposed, engineering will not support the minimum cover
shown over the storm pipe. This will need to be looked at further. Use of a pan,
raising the street, increasing the cross slope of the street or other options need
to be considered. A formal variance request will be needed, detailing the
justification of the proposed design.
02/24/2016: Cover over stormsewer in Buckingham Street as well as Lemay
Avenue does not meet the minimum cover. As proposed Engineering would not
support the design. Other solutions will be needed to achieve more cover over
the stormlines. A pan be used across Buckingham Street along Lemay? It is
unsure how cover will be met at the inlet on Buckingham and the pipe to the
north to the New Belgium site.

04/05/2016: The latest set of plans indicates that the LID basins along Lemay
have been removed in accordance with the direction from Stormwater. While
this is a positive aspect from the Stormwater management perspective, it does
result in less landscaping along Lemay. Would the applicant consider making
up for this reduction in plant material by adding in random clusters of the smaller
or narrower varieties of Spruce trees? Perhaps clusters of Bacheri, Hoopsi or
Iseli Fastigiate could be planted between the groups of Ornamentals to
contribute to the streetscaping along North Lemay Avenue.
JR Response: Trees added along Lemay Avenue.
