Since this project went to the planning and zoning board for a hearing the deed must follow the same process. I am working on having the legal checked. Provide signed copy of the deed along with the TDRF application, TDRF processing fee ($250 check made out to the City of Fort Collins) and filling fee ($21 check made out to Larimer County Clerk and Recorder) with the mylars. Department: PFA Topic: Fire Number: 14 Issue Contact: Carle Dann Created: 3/30/2006 [4/26/06] Thank you for addressing the Emergency Access Easement issue. Per my comment at Conceptual Review, we're requesting that you provide rollover curbs on the median at the Lemay entrance. [3/30/06] ACCESS: A fire lane is required. The property does not appear to be platted, based on information available from City Engineering. Therefore, the fire lane needs to be designated as Emergency Access Easement on the plat. The fire lane shall be visible by painting and signage, and maintained unobstructed. A fire lane plan shall be submitted for approval prior to installation. The fire lane must be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus weights. The fire lane shall have appropriate maintenance agreements that are legally binding and enforceable. The fire lane shall maintain the required minimum width of 20 feet throughout the length of the fire lane. Contact Carle Dann at Poudre Fire Authority for details regarding the route, painting and signage of the fire lane. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic. Stormwater Number: 16 Created: 3/31/2006 [4/28/06] Reminder comment. [3/31/06] Is there an existing drainage easement that needs to be vacated with the building addition? The new, detention pond area should also be in a drainage easement if it is not already in one. Page 1
