Minimum flow and spacing requirements include 1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet to the building, on 600-foot centers thereafter. One fire hydrant exists directly north across Stuart, another exists across Lemay to the west at the southwest corner of Lemay and Stuart. Number: 13 Created: 3/30/2006 [3/30/06] AUTOMATIC FIRE SPRINKLERS: This proposed addition shall be equipped with automatic fire sprinklers and tied in with the existing, monitored sprinkler system at Ridgeview. Noted. Number: 14 Created: 3/30/2006 [3/30/06] ACCESS: A fire lane is required. The property does not appear to be platted, based on information available from City Engineering. Therefore, the fire lane needs to be designated as Emergency Access Easement on the plat. The fire lane shall be visible by painting and signage, and maintained unobstructed. A fire lane plan shall be submitted for approval prior to installation. The fire lane must be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus weights. The fire lane shall have appropriate maintenance agreements that are legally binding and enforceable. The fire lane shall maintain the required minimum width of 20 feet throughout the length of the fire lane. Contact Carie Dann at Poudre Fire Authority for details regarding the route, painting and signage of the fire lane. An emergency fire access easement will be designated. Will add. Number: 21 Created: 4/2/2006 [4/2/06] Was there a drainage easement that was dedicated for the pond along Lemay? If so a portion of the easement needs to be vacated for the new building foot print. No drainage easement exists now. Department: Light & Power Issue Contact: Doug Martine Topic: Electric service Number: 2 Created: 3/21 /2006 [3/21/06] If modified or additional electric service is required, contact Light & Power Engineering at 221-6700 to coordinate requirements and costs. Noted. Number: 3 Created: 3/21/2006 [3/21/06] The electric transformer must be within 10 ft. of an all-weather surface accessible to aline truck. The location of the new gate as well as the new grass area north-east of the transformer appears to eliminate that access. The choices are to re -design the plan to provide access to the existing location, or to have Light & Power relocate the transformer to a different, accessible location. Reviewed with Doug March 31, 2006. They can access transformer by the new 10 foot sidewalk. The gate will be unlocked or double locked. A fence will be put around the transformer to keep students away. Department: Natural Resources Topic: General Number: 11 [3/28/06] No issues. Number: 5 Created: 3/27/2006 [3/27/06] What is proposed for the area where the existing garage is removed? Both garages will be removed and this area will be landscaped. Number: 6 Created: 3/27/2006 [3/27/061 A 12 foot chain link fence is not ideal along the north edge of the property. Our codes allow up to 4 feet in the front yard area. Also, along the south edge of the parking lot, the 12 foot fence is also very high. Our codes allow up to 6 feet in the rear yard. A black 12 foot fence is proposed at the north side only to prevent balls from being kicked into Stuart. The remaining fence will be 6 foot. Number: 7 Created: 3/27/2006 [3/27/06] The foundation plantings along the new addition are great. Please continue this along the building edge that faces Lemay Ave. We will add foundation plantings here also.
