[3/30/06] WATER SUPPLY: A fire hydrant(s) is required. Minimum flow and spacing
requirements include 1,500 gpm at 20 psi residual pressure, spaced not further than 300
feet to the building, on 600-foot centers thereafter.
One fire hydrant exists directly north across Stuart, another exists across Lemay to the
west at the southwest corner of Lemay and Stuart.

automatic fire sprinklers and tied in with the existing, monitored sprinkler system at
Ridgeview.

[3/30/06] ACCESS: A fire lane is required. The property does not appear to be platted,
based on information available from City Engineering. Therefore, the fire lane needs to be
designated as Emergency Access Easement on the plat. The fire lane shall be visible by
painting and signage, and maintained unobstructed. A fire lane plan shall be submitted for
approval prior to installation. The fire lane must be designed as a flat, hard, all-weather
driving surface (asphalt or concrete) capable of supporting fire apparatus weights. The fire
lane shall have appropriate maintenance agreements that are legally binding and
enforceable. The fire lane shall maintain the required minimum width of 20 feet throughout
the length of the fire lane. Contact Carie Dann at Poudre Fire Authority for details regarding
the route, painting and signage of the fire lane.
An emergency fire access easement will be designated.

1. The engineer who has prepared these plans, by execution and/or seal hereof, does
hereby affirm responsibility to the Local Entity, as beneficiary of said engineer's work, for
any errors and omissions contained in these plans, and approval of these plans by the Local
Entity Engineer shall not relieve the engineer who has prepared these plans of all such
responsibility. Further, to the extent permitted by law, the engineer hereby agrees to hold
harmless and indemnify the Local Entity, and its officers and employees, from and against
all liabilities, claims, and demands which may arise from any errors and omissions contained
in these plans.
2. 1 hereby affirm that these final construction plans were prepared under my direct
supervision, in accordance with all applicable City of Fort Collins and State of Colorado
standards and statutes, respectively; and that I am fully responsible for the accuracy of all
design, revisions, and record conditions that I have noted on these plans.
3. These plans have been reviewed by the Local Entity for concept only. The review
does not imply responsibility by the reviewing department, the Local Entity Engineer, or the
Local Entity for accuracy and correctness of the calculations. Furthermore, the review does
not imply that quantities of items on the plans are the final quantities required. The review
shall not be construed in any reason as acceptance of financial responsibility by the Local
Entity for additional quantities of items shown that may be required during the construction
phase.

so a portion of the easement needs to be vacated for the new building foot print.
No drainage easement exists now.

[3/21/06] The electric transformer must be within 10 ft. of an all-weather surface accessible
to aline truck. The location of the new gate as well as the new grass area north-east of the
transformer appears to eliminate that access. The choices are to re -design the plan to
provide access to the existing location, or to have Light & Power relocate the transformer to
a different, accessible location.
Reviewed with Doug March 31, 2006. They can access transformer by the new 10 foot
sidewalk. The gate will be unlocked or double locked. A fence will be put around the
transformer to keep students away.

[3/27/061 A 12 foot chain link fence is not ideal along the north edge of the property. Our
codes allow up to 4 feet in the front yard area. Also, along the south edge of the parking lot,
the 12 foot fence is also very high. Our codes allow up to 6 feet in the rear yard.
A black 12 foot fence is proposed at the north side only to prevent balls from being
kicked into Stuart. The remaining fence will be 6 foot.
