Collins, Colorado Grading Plan * The swale along the north property line has slopes steeper than 4:1 going up to the building. The slopes going up to the property line are 4:1. This swale will be maintained by the owner. The owner has expressed their consent for this design and accepts the responsibility for the maintenance. * Spot elevations on the speed bumps / weirs have been modified to correspond to the grading plan. * Proposed contours tie into the existing contours. * The overflow weir at the southeast corner consists of the 2 speed bumps / weirs and the tall curb at the back of the trash disposal. Alley Plan and Profile * The notes for the curb installation along the Panhandler Pizza building have been revised. Only one (1) door requires modification. * Timberline Property Management has been in contact with the owners of the Town Square Shops and the Panhandlers Pizza building. We can only assume that the respective owners have contacted their tenants. * Installation of the pan in the alley along the north side of the Town Square Shops will require removal of the curb. * The existing concrete pan will remain in place at the north end of the alley between the buildings. * Easements are still being worked out and will be provided prior to final approval. * A detail of the additional step will be provided prior to final approval. This concludes our response to your review comments concerning the final utility plans for Lofts at Campus West. Collins, Colorado Dear Basil, This letter serves as the response to your initial review comments concerning the final utility. plans for Lofts at Campus West. We have addressed the utility plan review comments, as well as written comments noted on your Project Comment Sheet dated October 29, 1997. Please note that the site plan has been revised significantly since the initial submittal. The primary change is that the number of buildings has been reduced from from five (5) to three (3). The parking lot geometry has also been revised to facilitate the drive through at the McDonalds. The parking spaces that were formerly along the south property line have been relocated to the east property line. . Project Comment sheet * The basin delineation has been clarified. * The offsite drainage easements are being worked out at present. They will be completed and signed prior to final approval. * Additional spot elevations have been provided at the northeast corner of the easternmost building. This clearly indicates that the stormwater will flow into the parking lot. * The existing trees will be removed. This has been worked out with the Natural Resources Department. * Offsite drainage patterns are shown on the drainage and erosion control plan with flow arrows. There is no offsite water entering the site from the east. There is an existing curb along the east property line which forces any water south to the ally. The proposed tall curb will simply replace the existing curb. * A detail of the outlet structure is provided on the grading and drainage plan. * The erosion control section in the report has been expanded to include the items you redlined in the initial report. * Adequate detention is provided in the parking area. 4836 S.
