Collins, Colorado 80521 Re: Lofts at Campus West; Ft. Collins, Colorado Dear Roger, This letter serves as the response to your initial review comments concerning the final utility plans for Lofts at Campus West. We have addressed the utility plan review comments on the attached redlines. Please note that the site plan has been revised significantly since the initial- submittal. The primary change is that the number of buildings has been reduced from five (5) to three (3). The parking lot geometry has also been revised to facilitate the drive through into McDonalds. The parking spaces that were formerly along the south property line have been relocated to the east property line. Plan Redlines * The sewer and water lines have been reversed to avoid the conflicts you noted. * The existing sewer line in Town Square Shopping Center is scheduled for potholing in .the very near future. We will amend the profile of the sanitary sewer if needed and document the pothole information prior to final approval. * A private agreement for the relocation of the sanitary sewer service has been reached between the owners of City Park Condominiums and Timberline Property Management. * Curb stops and meter pits have been labeled. * The water services to the three units have been increased in size to 1 1 /2". A detail has been provided which requires that the closest edge of the meter pit be a minimum of five feet (5.0') from the foundation. * The hydrant has been relocated per the new parking lot geometry. The new location is based on your comment for the previous layout. We understood that you wanted the hydrant located at the end of the linenear the east property line in order to provide a blowoff. If this is an incorrect assumption please let us know in your redlines. * The notes have been revised per your redlines. * The locations of the irrigation taps are provided. * We are in the process of preparing the cross section through the building you requested. This will be coordinated with Glaser Associates. The cross section will be completed prior to final approval. 4836 S. College, Suite 12 Ft. Collins, CO 80525 (970) 226-5334 FAX (970) 282-0311
