Collins, Colorado * The primary purpose of the "speed bumps" at the eastern end of the site is to provide detention storage. Detention is required for the site and this method of creating a berm in the southeast corner provides the necessary detention volume and allows traffic to pass albeit very slowly. There is no need to encourage traffic to go onto the neighboring properde$. The "speed' bumps" will be painted with a highly visible and reflective paint. Additional signage will also be provided to instruct drivers to slow down. It must be noted that the primary access into the parking lot for City Park Condominiums located east of the site is at Plum Street. * All necessary curb and gutter details are now provided. This concludes our response to your review comments concerning the final utility plans for Lofts at Campus West. Collins, Colorado Dear Sheri, This letter serves as the response to your initial review comments concerning the final utility plans for Lofts at Campus West. We have addressed the utility plan review comments, as well as written comments noted on your Project Comment Sheet dated December 4, 1997. Please note that the site plan has been revised significantly since the initial submittal. The primary change is that the number of buildings has been reduced from five (5) to three (3). The parking lot geometry has also been revised to facilitate the drive through into McDonalds. The parking spaces that were formerly along the south property line have been relocated to the east property line. Comment Sheet Site Plan * Refer to response prepared by Glaser Associates. Landscape Plan * Refer to response prepared by Glaser Associates. Utility plans * No structures are within easements. * The existing curb cut will be closed. * The primary access on City Park Drive will be rebuilt as needed. The drive entrance will be concrete to the property line. * A fifty foot setback from City Park Drive for the parking stalls is provided. * The existing trees will be removed.
