Erosion Control Comments
The construction sequence has been modified to eliminate seeding and silt fence installation as
these methods will not be used.
Standard Erosion Control Notes are now included on the plan.
The effectiveness calculations use roughened ground as the area of building construction. A
gravel inlet filter has been added to the plan. The calculations have been adjusted accordingly.
This concludes our response to your review comments concerning the final utility plans for Lofts
at Campus West. If you have further questions or cc

Re: Lofts at Campus West; Ft. Collins, Colorado
Dear Basil,
This letter serves as the response to your initial review comments concerning the final utility
plans for Lofts at Campus West. We have addressed the utility plan review comments, as well as
written comments noted on your Project Comment Sheet dated June 30, 1998. We have also
addressed the issues discussed at out meeting on Monday, July 28,1998.
Project Comment sheet
Onsite easements are shown on the plat. A copy is provided for your convenience. Offfsite
easements are still being negotiated by the res ective owners. We understand that the project
cannot receive final approval until these documents are provided.
The side slope of the Swale along the north side of the proposed buildings has been reduced to
3:1 per your comments.
We have updated the offsite drainage exhibit to make it more legible. It is included in the
drainage report.
The required detention volume has been recalculated using the correct rainfall intensities.
In a situation where the outlet device is clogged and the runoff flows over the top of the weir, the
flow will be split flowing south and east. Historically the flow is conveyed south onto the Town
Square site. This split flow results in less flow onto the Town Square property than historically
occurs. Therefore no flood proofing is required as a part of this project. The owner of the Town
Square may at their expense install such measures if they so desire.
A water quality device has been added to the outfall structure. A detail is provided on the detail
sheet. This detail is a modified version of a detail that was provided by your office.
