TCI of Fort Collins reiterated a previous comment that TCI will make no plans to service The Lofts At Campus West until a Broadband Utility Easement is signed with the TO Commercial Accounts Executive, Reneta Santoro. 3. Comments and redlined utility plans from the Engineering Department are attached. Please return all redlined documents with plan revisions. 4. Comments and redlined utility plans from the Water and Wastewater Utility are attached. Please return all redlined documents with plan revisions. 5. Comments and redlined utility plans from the Stormwater Utility are attached. Please return all redlined documents with plan revisions. This concludes the Staff comments at this time. Any additional comments will be forwarded to the applicant. Please submit the following number of revisions: 5 copies of the plat 5 copies of the PDP plan set 5 copies of the utility plan set 1 copy of the drainage report (note: two additional copies of the drainage report will be requested if no further revisions are needed). Stover Street Fort Collins, CO 80525 Dear John, vices Staff has reviewed your revisions for the Lofts at Campus West Project Development Plan (PDP) that were submitted on November 11, 1998, and would like to offer the following comments: The Current Planning Department stated the following: a. The Final PDP planning documents that will be recorded will consist of the Site Plan (Sheet A-1), Landscape Plan (Sheet L-1), Detail Site Plan (Sheet A-2), Building Elevations (Sheet A-3), Site Sections (Sheet A-4), and Lighting Plan (Sheet E-1). b. Ornamental trees only require a 15 foot separation from light poles. Please plant an ornamental tree on the south side of the City Park Avenue entrance. The Water and Wastewater Utility has agreed to the proposed minimum separation distance of 7 feet from the existing sanitary sewer service. C. Two deciduous street trees are needed along City Park Avenue north of the entrance drive. The Water and Wastewater Utility has agreed to the proposed minimum separation distance of 8 feet from the existing sanitary sewer service. d. A pedestrian connection to the east property line is needed. Please add. e. Please label the height of the retaining walls on the Detail Site Plan (sheet A-2 ). f. Please label the height and materials of the seat walls on the south sides of the building along the sidewalk. g. Please delete the project monument sign(s) from all Site and Landscape Plans as they will not be reviewed by the Hearing Officer.
