in part of the Southeast Quarter of the Northeast Quarter of
Section 15, Township 7 North, Range 69 West of the 6th Principal
Meridian, City of Fort Collins, Larimer County, Colorado, being
more particularly described as follows:
Considering the East line of the Said Town Square Subdivision as
bearing North 00000100" East with all bearings contained herein
relative thereto:
Commencing at the Southeast corner of Said Town Square Subdivision;
thence, North 00°00100" East, along said East line,.4.88 feet to
the POINT OF BEGINNING; thence, North 11016124/1 West, 16.39 feet;
thence, North 00004143/1 West, 228.66 feet; thence, North 30038,52"
West, 22.31 feet; thence, North 89034100" West, 154.92 feet;
thence, North 00026100" East, 10.00 feet to the Southwest Corner of
Town Square Condominiums; thence, South 89034100" East, 160.57
feet; thence, South 30038152" East, 17.99 feet to a point on said
East line Town Square Subdivision; thence, South 00000,00" West
along said East line 258.41 feet to the POINT OF BEGINNING.
The above described easement contains 0.059 acres more or less and
is subject to all easements and rights -of -way now on record or
existing.

EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owner of record of
Town Square, City of Fort Collins, County of Larimer, State of Colorado, as recorded in Larimer
County records at Book 1701, Page 793, Reception Number 152271, in consideration of ten
dollars ($10.00) in hand paid receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer and convey to the City of Fort Collins,
Colorado, a Municipal Corporation, for public use forever hereafter a permanent easement for
Access and for Drainage in the City of Fort Collins, County of Larimer, State of Colorado, more
particularly described on Exhibit "B" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort Collins
does not have the duty to maintain the easement.
