Box 580 Fort Collins, CO 80522-0580 Re: Lofts at Campus West Dear Mike, LOCKWOOD ARCHITECTS This letter serves as a response to your review comments concerning submitted documents for Lofts at Campus West dated December 9, 1998. We have addressed the plan review comments on the attached redlines as follows: Site Plan • A pedestrian connection to the east property line has been provided as required by staff. • Height of retaining walls is provided on the Detail Site Plan, sheet A2, as requested. • Height and material notation for the seat walls on south side of building has been added to the site plan. • Notations of project monument sign has been deleted from the plans as requested. • General note 16, required by Roger Buffington has been added, which basically says -- if any work to water and sewer lines requires removal of the decorative surfacing (which city staff has required the Owner/ Developer to provided at extra cost to the benefit and protection of our pedestrian public) it is the Owner/Developer's responsibility to repair the decorative surfacing (because it is too much trouble and expensive for the City to replace if damaged). This seems to be a double standard but the note is provided on Water Utilities demand. Landscaping Plan • An ornamental tree has been provided, with 15' separation from light pole as requested. • Two deciduous trees are provided along City Park Avenue as requested. • A pedestrian connection to the east property line has been provided as required by staff.. • Notations of project monument sign has been deleted from the plans as requested. • The selection of tree species to be provided to the north of the building has continued to be of concern to some of the city staff. We have had our horticulturist confer with your city arborist, Tim Buchanan. A new tree selection is provided for this location on the Landscape Plan, L 1. The LOCKWOOD ARCtIrrECTB. 420 S.
