Dear Steve:
As requested, I am providing answers to questions presented with regard to the
comments our office received from Current Planning for the South Glenn PUD,
Second Filing, Major Amendment to the Development Plan.
Reply To Question In Comment Item #2: The sidewalk along Albion Way is to be
attached, therefore a 9' Utility Easement will be required adjacent to the street right-of-
way.
Reply To Question In Comment Item #3 a.): Our Engineering Consultant, Stewart
Associates recommends that the Tract "C" Utility Easement at the proposed south lot
be vacated, and such vacation relayed on a replat of the fourth filing. A 5' wide
utility/drainage easement will need to be shown along each of the four East-West lot
lines of the three proposed lots, and a 6' utility easement shown at the west lot lines,
also depicted on the replat.
Reply To Question In Comment Item #5: Upon removal of the recreational pool and
conversion of that area to single family residential lots, the following coverage
breakdown for Land Use has been recalculated in comparison to the original Land Use
Data as follows:
