This completes the staff comments at this time. Additional comments could be
forthcoming as they are received from City departments and outside reviewing

2. Jim Slagle of Public Service Company of Colorado (New Century Energies)
stated that there needs to be a 9' or 13' utility easement adjacent to the street
right-of-way along Albion Way (depending on whether of not the sidewalk is
detached or attached).
Current Planning Department note: This comment will pertain to the future PDP
submittal for the 3 proposed single family lots.
3. Jenny Nuckols and Gary Lopez of the Zoning Department offered the following
comments:
a. Will the utility easement on the proposed south lot need to be vacated?
b. Provide lot numbers, lot square footage, and lot dimensions on the replat.
C. A replat is required as a separate "4"' Filing for the proposed 3 lots. The
normal setback and other lot/site information is needed.
d. Either a replat or a new legal description for the Third Filing, in removing
the east portion, is needed for the proposed 3 single family lots.
Current Planning Department note: These comments obviously pertain to the
future PDP submittal for the 3 proposed single family lots.
3. Basil Hamdan of the Stormwater Utility offered the following comments:
a. Please provide a drainage and erosion control plan for the proposed lots.
b. Please show the proposed grading, indicate where the lots would drain,
and verify that existing facilities can handle this change or that the
proposed new imperviousness is less than the existing.

4, Rick Richter of the Engineering Pavement Department stated that a
preliminary soils report is needed.

submittal for the 3 proposed single family lots.
5. The elimination of the recreational amenity (pool) and conversion of that area
into single family residences would take approximately 0.44 acre out of the open
space area for the South Glen PUD, Second Filing. How does this affect the
overall usable open space? The Planning and Zoning Board will want to know.

Dear Brad,
Staff has reviewed your documentation for the SOUTH GLEN PUD, SECOND FILING,
Major Amendment to the Development Plan proposal that was submitted to the City
on September 9, 1999, and would like to offer the following comments:
1. This request, being a proposal to eliminate the existing swimming pool and
mechanical/storage building that was approved and constructed as part of the
South Glen PUD, Second Filing (a multi -family residential project) is a Type II,
Planning and Zoning Board review under the City's new Land Use Code (LUC).
Section 2.2.10(B) Major Amendments states (in part) that Major amendments to
approved development plans or site specific development plans approved under
the laws of the City for the development of land prior to the adoption of this Land
Use Code shall be processed as required for the land use or uses proposed for
the amendment as set forth in Article 4 (i.e., Type / or Type 11 review) for the
zone district in which the land is located, and, to the maximum extent feasible,
shall comply with the applicable standards contained in Articles 3 and 4.
In addition to the criteria established in Section 2.2.10(B), above, the criteria
established in Section 2.1.4 of the LUC shall guide the Planning and Zoning
Board in determining whether to approve, approve with conditions, or deny the
application for elimination of the swimming pool and mechanical/storage building
in the South Glen PUD, Second Filing.
Current Planning Department note: This current request is for the possible
elimination of the existing swimming pool and mechanical/storage building only.
The applicant must submit a Project Development Plan (PDP) request for the
proposed 3 single family lots separately, at a later date, if the Planning and
Zoning Board approves this request to eliminate the pool.
