Stuart, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. This will be the second neighborhood meeting discussing this project. The first was conducted on August 24`h at Fort Collins High School. Some neighbors that did not have the opportunity to attend the first meeting have requested a second neighborhood meeting so they too can learn more about the proposal. The applicant is proposing to rezone the existing vacant property at the northwest corner of the Timberline Road and Drake Road intersection from the T-Transition Zoning District to a combination of the LMN-Low Density Mixed -Use Neighborhood, MMN-Medium Density Mixed - Use Neighborhood, and E-Employment Zoning Districts. In conjunction with the proposed rezone, the applicant is proposing an Overall Development Plan for the site. What can you expect from attending the neighborhood meeting? The purpose of a neighborhood meeting is to open a line of communication between the applicant and the neighbors. This is the forum through which the neighbors can express their concerns, city staff can explain the development review process, and the applicant can explain to the neighbors what they are intending to do with the project and answer questions from the neighbors. Meeting minutes are taken by city staff, and become part of the project file. Neighborhood meetings are typically scheduled early in the project, before any design decisions have been finalized so the flexibility still exists for the input of neighbors to perhaps be integrated into the project. The list of affected property owners for this neighborhood information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
