College Ave. P.O. Box 580 Fort Collins, CO 80522-0580 Ref: Plan #35-00 (611 Peterson Street) Mr. Steve Olt, 19 February 2003 809 E. Elizabeth St. Fort Collins, CO 80423-3844 RECEIVED CURRENT PLANNING As the owners, of 626 Remington we wish to be on the record as opposed to the proposed replat of 611 Peterson Street. Although this area is already of mixed density we do not feel that to create smaller lots is of benefit to the neighborhood. A triplex on a lot of 7,000 square feet will be a change in the feel of the neighborhood. To have the alley as the only access to a lot is a misuse of the intent of alleys. They are not streets. The homes in this area have yards, putting a triplex on this size lot will either not allow enough parking or will not allow for any yard. While many view this area as college student housing, we all know that some tenants will have young children. Ample space needs to be left for both children and parking. The character of a neighborhood is usually eroded one building and one lot at a time. This seems to be a rerun of a Septemer 2000 proposal for this property, our objections have not changed since that time. Because we are currently out of town, we have just recently received your letter dated February 5, 2003, and we were unable to attend your informational meeting.
