LOCATION
The Shops at Rigden Farm is located in a part of the northwest quarter of Section 29, TS 7 N,
R66W of the 6'h Principal Meridian. This site is more particularly located in the southeast comer
of Timberline Road and Drake Road.
This site is part of the Overall Development plan for the Rigden Farm O.D.P prepared by JR
Engineering dated November, 1999. This overall development plan is part of the "Foothills Basin
(Basin G) Master Drainage Plan" by Resource Consultants, Inc. (1981) There is an existing
drainage swale through the site within a drainage easement. The easement will be vacated,
however, the existing flows from this channel will be hard piped within the proposed storm
sewer with The Shops at Rigden Farm development.
DESCRIPTION OF PROPERTY
The Shops at Rigden Farms is 10.88 acres.
The groundcover consists of native weeds and grasses along with cultivated fields. The soil
conditions consist of 1-5 feet of man placed fill overlaying 5 to 16 feet of lean clay with sand to
lean sandy clay. Groundwater is encountered at approximate depths of 12 to 15 % feet below the
ground surface.
The site is located within Zone X of FIRM map of Larimer County community —panel number
080101 0193 E.
The north portion of the site generally slopes to the southeast to the existing drainage swale. The
lower (south) portion of the site drains to the northeast to the same drainage swale.
The site is zoned Neighborhood Commercial and the development will be in general compliance
with the Ft. Collins design criteria and construction standards.
The Shops at Rigden Farm is a proposed commercial development that shall include a King
Soopers grocery store along with a variety of retail shops, restaurants and parking. A public
stormwater system shall be constructed within the site to service these developments. The
surrounding developments are a multi -use development that will include other commercial,
single family residential, multi -family, open space, and a community center.
There are no onsite detention ponds to collect the onsite runoff. The required detention per the
City of Ft. Collins is included as part of the overall drainage plan for the entire Rigden Farm
development. The Shops at Rigden Farm will comply with the Overall drainage plan provided by
JR Engineering (November, 1999).

I hereby attest that this report for the preliminary drainage design of The Shops at Rigden Farm
was prepared by me, or under my direct supervision, in accordance with the provisions of the
City of Fort Collins Stone Drainage Design Criteria for the responsible parties thereof. I
understand that the City of Fort Collins does not and shall not assume liability for drainage
facilities designed by others.
