Laurel Hi Ted, Thanks for checking on the parking issue. I never intended for a violation to be considered for the duplex parking situation as it exist now, but rather I wanted to make sure that when the subdivision is approved both lots will be required to meet their respective current code. We'll be perfectly pleased if the concern is addressed by the Replat. Don't forget the complicating reality that our block on Whedbee is also at times part of the overflow parking for Centenial High In a message dated 12/27/2010 3:08:15 P.M. Mountain Standard Time, TSHEPARD@fcgov.com writes: Hello Steve, I checked in with Peter B. regarding the off-street parking issue at the existing duplex at 431 E. Laurel. He interprets the code such that it would be difficult to establish a zoning violation that would be enforceable. Rick and Ruth have indicated that the separate parking arrangement on the back portion of the lot with the church has ceased. Therefore, the condition that the duplex has zero off-street parking no longer exists. It appears that the condition of zero off-street parking for the existing duplex represents a future proposed condition, connected to the Replat, not a current condition that warrants a Zoning Violation. Thanks, Ted 12/27/2010
