Re: Submittal Subdivision Plat (PDP)
431 East laurel Street Replat Lot 5
Dear Mr. Shepard:
Enclosed are the following items required for the submittal of a Subdivision Plat (PDP) for the
project known as 431 East Laurel Street — Replat Lot 5. These items are based upon the City of
Fort Collins, "Submittal Checklist: Subdivision Plat (PDP)".
1) The Application form, APO fees, filing fee, and sign posting fee.
2) Transportation Development Review Fee
3) Three lists of the Affected Property Owners (two on mailing labels and a copy of those
labels).
4) The planning objectives and response to the conceptual letter (27 copies).
5) Copy of the Conceptual Review letter dated June 8, 2009 (27 copies).
6) Subdivision Plat (23 copies).
7) Drainage Report — for this specific replat a drainage report is not needed. This report may
be needed when a site plan and building design is submitted.
8) A Transportation Impact Analysis is not required. Please refer to the e-mail from Joe
Olson dated July 1, 2010.
9) The following describes the existing and proposed utility systems. Existing sanitary sewers
are located in the east/west alley adjacent to the southern side of the property. There is
storm sewer, water and gas in Whedbee Street. Electric and telephone is located in the
alley. The proposed parcel will utilize these existing utilities. The proposed parcel also
provides a to -foot wide utility easement on its western side (please refer to Subdivision
Plat) for utility services to the existing 431 East Laurel. A utility and drainage plan will be
submitted with the site plan and building design.
lo) The requirements for utility plans checklist is not applicable at this time.
il) Street cross section schematics are not applicable.
