The proposed development site is located at the north west corner of the East Drake Road and Timberline Road intersection. The site is bordered on the north by existing industrial development, on the south by East Drake Road and existing residential development, on the east by Timberline Road, and on the west by the Union Pacific Railroad and the Parkwood East residential neighborhood located just beyond the rail road tracks. The Preliminary Development Plan has been designed for integration with planned and existing land uses that surround the property. The site is planned as a small cohesive neighborhood with an appropriate mix of lot sizes, housing styles and products and the thoughtful integration of open space. This development plan is very much in keeping with Fort Collins's desire to maintain and promote the core values of Sustainability, Fairness, Fulfillment, and Choices as stated in the Community Vision and Goals section of the City Plan. The current zoning for the site is a combination of LMN and MMN zone districts, or mixed -use residential development site. The plan also incorporates open space in the overall design of Mansion Park. Compliance with Preliminary Development Plan Review Criteria 1. Mansion Park complies with all the General Development Standards that are applicable to the site found in the Fort Collins LUC code, Article 3. Page one of the current PDP submittals demonstrates the current parking calculations per bedroom counts, setbacks for buildings and additional general standards per the LUC code. 2. Mansion Park is in Compliance with all applicable Districts standards where appropriate for both LMN and MMN districts. Page one of the current PDP demonstrates the current housing types; unit mix and densities required per the LMN and MMN zone districts. 3. Mansion Park is in compliance with all approved standards found within the Spring Creek Farms O.D.P, which Mansion Park is a portion of. SUMMARY Mansion Park provides the framework for development of an exemplary mixed -use neighborhood. Mansion Park is ideally located to provide all the elements of a quality urban neighborhood within its boundaries, and to utilize and enhance adjacent residential, employment and commercial districts, and existing transportation opportunities. The Mansion Park Preliminary Development Plan meets all compliance criteria per the L.U.C. and supports many of the Principles and Policies of the Fort Collins City Plan. Mansion Park provides the opportunity to create a sustainable, livable community that offers its residents choices, fairness and fulfillment in their lives in the context of a well-defined, compact urban community.
