Please submit 8 copies of the following documents no later than Friday, August 3, 2007: • Site Plan • Landscape Plan • Building Elevations Plan • Lighting Plan • Shadow Analysis Plan Be sure and return all red -lined plans if/when you re -submit before the public hearing. Planning & Zoning file #26-01B Page 4 Topic: Utility Plans Number: 45 Created: 7/ 11 /2007 [7/ 11/07] Sheet 10 has a labeled a pedestrian ramp with a "2' sidewalk chase"...I think this was a mistake or something : ) Number: 46 Created: 7/ 11 / 2007 [7/ 11/07] Depending on the timing, this could actually be revision number 2 with the first revision being the grading sheet you're currently working on. Please see me about the area around the boxes because if the grading sheet is approved before this one (more than likely), then you'll need to show the "new" spot elevations from the newly revised grading sheet. Department: Light & Power Issue Contact: Doug Martine Topic: Utility Plans Number: 41 Created: 7/ 10/2007 [7/ 10/07] The electric transformers for buildings 1-4 will be pad type, most likely 79" wide x 56" deep and approximately 4.5' tall. They must have 8' of unobstructed clearance in front and 3' on the other 3 sides, and be a minimum of 2' from a sidewalk. Also transformers must be within 10' of an all-weather surface accessible to electric line trucks. It appears this plan meets all these criteria except sidewalk clearance. It is suggested that these transformers be farther westerly to be closer to the driveway or parking lot to provide access. Also, the transformer S.E. of building 3 is shown within the site distance easement, which it is assumed does not meet the site easement requirement. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Utility Plans Number: 47 Created: 7/ 13/2007 [7/ 13/07] Please add a note the utility plan labeling the 15 " PVC pipe to the west of Lot 6as a private pipe system to be owned and maintained by the property owner(s). [5/2/07] The building on Lot 8 is located outside of the platted building envelope and within a utility easement. Please provide a written vacation request plus a completed TDRF application and the associated fee. I will route the vacation request to the various utilities and get back to you as soon as they approve or deny it. Once we've received the paperwork, this process takes 2 to 3 weeks including mail time. You do NOT have to wait until the next submittal to do this. This does not need to be addressed until mylars, but just wanted to make you aware of it early on. [5 / 2 / 071 We will need to amend the original Development Agreement for Redtail where the number of building permits change and effect certain payments or construction of certain improvements. However, the buildings are very monolithic, without much architectural articulation or interest as this relates to form, materials, and color. Topic: General Number: 51 Created: 7 / 19 / 2007 [7/ 19/07] The item is being scheduled for the August 16, 2007, Planning & Zoning Board public hearing for a decision on the Redtail, Major Amendment to convert this portion of the project from residential to office uses. If the consultant does not understand this comment, have them contact Steve Olt for complete explanation of the standard as referenced below. [5/2/07] The proposed fixtures on the east and south edges of the new parking lots adjacent to the buffer areas are to be screened from the buffer area and the adjacent City owned natural area with house -side shields. Philosophy — our goal is to create a building with a sense of Frank Lloyd Wright horizontal design elements, which has both simple elegance and design integral to function. This is in contrast to most office buildings you see today which are concrete cubes or shoe boxes with architectural doo-dads glued on them. B. A colored concrete garage at the ground level, softened by landscaping, is complementary to the brown earth -tone rough face block base band above it. C. A major design element of the building is the central vertical brown earth -tone rough -faced block element. Functionally it incorporates the entry lobby and stairs - elevator lobbies at each level. It is a unique design feature with many subtle design aspects: - It projects about 6 ft. from the building. - It has an angled wall top. - The bank of windows is angled at the top complementary to the roof angle. - The windows are a major design element with both glass wall design diversity and off -set. - Three bands of stucco complementary to the rough face block, both in color and texture. - Three banks of recessed windows. - Roof step-downs at one end. Comment #51 Acknowledged --- Major Amendment approved at Planning and Zoning Board public hearing. Comment #40 Acknowledged Comment #36 The internal optical system used in the fixture was selected because it has the best backlight control available on the market. It allows light to actually escape forward AND to the sides while radically limiting backlight thus making the parking lot it's used in safe (without dark shadows between perimeter fixtures in the lot itself). With external shielding, the side to side throw can be severely cut off and not light the areas needed in the lot if the backlight is controlled well, while if the side to side is maintained you often have more back spill than desired at the sides. The R4SC is such an innovation that the manufacturer has even put together a full color brochure to explain the physical properties of the optical system (see attached brochure for your review).
