Fire access is required to within 150' of all exterior portions of any building, or
facility as measured by an approved route around the perimeter. The proposed
fire lane does not support compliance with the code on the northern portions of
the site. The following measures are required:
> Expand the limits of the fire lane to cover the northern portion of the site.
> Provide a man -gate on the NE corner to allow fire access on the north side of
the buildings.
> Separate the continuous building along the north boundary into two units and
include a man -gate between or sprinkle the northern most building.
> Provide an updated AutoTurn exhibit.
The fire lane has been expanded to include the norther portion of the site and has been added to the plat,
a man -gate has also been provided at the NE corner of the site to allow fire access behind the northern
most building. We discussed not separating the northern most building and providing an addition fire
barrier wall in -lieu of separating the building into two buildings.
We have B-40 turning templates show the clearances around the buildings.
Further discussion is recommended.

Hydrant spacing and flow must meet minimum requirements based on type of
occupancy. A hydrant is required within 300' of any Commercial Building as
measured along an approved path of vehicle travel. The additional hydrant
proposed within the site brings the facility into compliance with the code. Should
the new hydrant be a private hydrant, additional measures are required to be
met. Vehicle impact protection will be required. Private Hydrant and
Commercial Hydrant code language follows:

The installation of private hydrants require special approved and permitting.
Private fire hydrants shall have an approved maintenance plan as per IFC
507.5.3. Fire hydrants must be the type approved by the water district having

Limits of street cut are approximate. Final limits are to be determined in the
field by the City Engineering Inspector. All repairs to be in accordance with City
