We should also consider that the lands to the North of our site are unlikely to develop as
additional residential areas due to deed restrictions in place because of possible soil
constraints, existing commercial development, steep slopes and the power substation. As
such, the only residents likely to use the streets for recreational riding will be our
residents for the most part. Also, family's with children from our neighborhood and
surrounding neighborhoods are far more likely to ride on the bike trail west of the
railroad tracks where car conflicts don't exist at all, with the exception of the crossings.
We've demonstrated on one photograph at East Kentucky, that adding 3', for additional
bike lanes to each side is the equivalent of adding over half the width of my truck, to the
street section on each side. This seems more than adequate, if deemed necessary at all.
The South Pearl street photo as shown is 40' fl/fl and demonstrates the width of space
between a parked car and moving traffic.
We very much appreciate that you are taking this into consideration and we are confident
that we can establish a street section that is appropriate for all uses of the streets in
question, especially pedestrians. We look forward to your direction.

Per your request from our meeting last Thursday, we've enclosed additional copies of the
street sections and existing street examples regarding our local and connecter streets. We
changed a few photos to include a "parked” condition along East Kentucky, the
comparable examples to our proposed Sagebrush and Circle drives.
Please consider the following item in particular about E. Kentucky as a representative
street section:
1. It was originally planned as and continues to function as a connector street to
Washington Park a major City/Regional Park.
2. It connects Downing Street, a major collector that flanks the Westside of the
park with Pearl and Logan Streets, neighborhood collectors to the west.
3. It has a variety of adjacent land uses associated with it, especially between
south Logan Street and South Washington as shown in the photos.
Neighborhood businesses, 3 story walk up apartments (i.e. the Mansion Lofts)
multi -family condominium units, converted Victorian and large Denver
Square Homes (the Mansion Homes) and many small lot Bungalow Homes
(37 +/- width) make up the immediate surrounding neighborhood.
4. Residences and businesses at the West end of the corridor and the park uses at
the east are typically near or fully parked.
5. The street is 36' fl/fl throughout, with 12' parkway lawns on each side.
6. It is designed as a bike route per the City of Denver.
7. It's intersection at Downing Street, at the East end of the corridor is the only
signalized crossing into the park, from the neighborhood without going 3
blocks North or 2 blocks South to either end of the park. As such, most of the
core of the neighborhood migrates to East Kentucky to travel, to and from the
park. Virtually all bicycle and pedestrian/car conflicts happen at this
intersection, not along the corridor.
