HomeMy WebLinkAboutMANSION PARK - PDP - 24-00B - CORRESPONDENCE - CORRESPONDENCE-NEIGHBORHOOD MEETINGNo Text Commu- -ry Planning and Environmental _ -,rvices Current Planning August 12, 2002 City of Fort Collins Dear Resident On Tuesday, September 3, 2001, from 6:30 to 8:30 p.m., at Edora Pool Ice Center', 1801 Riverside, the City of Fort Collins Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is known as Mansion Park, Project Development Plan (PDP). Mansion Park PDP is a proposed site specific development for 48 acres of the site previously approved in February 2001 as Spring Creek Farm Overall Development Plan (ODP). The ODP approval set the types of dwelling units permitted, and the amount of dwelling units that are permitted on the site as well as such things as locations of local streets intersections with the adjacent arterial roadways, and general drainage plans. The site is located at the northwest corner of Drake Road and Timberline Road, and directly east across the Union Pacific railroad tracks from the Parkwood East Neighborhood. The applicant proposes 77 single family detached residential lots, 136 residential dwelling units in 4-plex and 6-plex buildings, and 388 multifamily condominium dwelling units as part of this PDP. At the PDP level of review, all detailed development plans for lots, streets, and multifamily buildings are reviewed for compliance with the Land Use Code and applicable engineering standards. The neighborhood meeting is required to be conducted for this site before the applicant is permitted to submit their formal PDP application for review. What can you expect from attending the neighborhood meeting? The purpose of a neighborhood meeting is to open a line of communication between the applicant and the neighbors. This is the forum through which the neighbors can express their concerns, City staff can explain the development review process, and the applicant can explain to the neighbors what they are intending to do with the project and answer questions from the neighbors. Meeting notes are taken by City staff, and become part of the project file. Neighborhood meetings are typically scheduled early in the project, before any design decisions have been finalized so the flexibility still exists for the input of neighbors to perhaps be integrated into the project. Why did you receive notice of this meeting? Reasonable efforts have been taken to invite property owners of record within 1000 feet of the site. A list of property owners was derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
