I ] We will provide pedestrian walkway to existing retail shop north of subject
property.
2] Bike parking for 5 bikes is provided just west of the Texaco building.
3] Transit stop on Drake will be planned for with additional paving as shown on
revised plan.
Traffic Operations
1 ] We understand the comment re: access on Drake Road. Please review the
timeframe.
10. Current Planning
a] General note on lighting will be added to drawings
New photometric plan is submitted as part of these revisions.
b] Details of pole light is included.
c] Lights are shown on the site/landscape plan..
d] Foundation plantings are added as requested.
e] 30" Hedge planting has been added to replace the [e] junipers. as per
discussions with staff.
f] The Jiffy Lube site is not included as part of this PDP and has been so noted
and treated on the drawings.
g] Landscape plan is labeled and sheet numbers have been added.
h] Pedestrian crossings have been included at both access points.
i] Three parking spaces have been eliminated per discussions with staff.
j] A direct pedestrian connection has been provided as requested from Drake road
through both sites.
k] Bike parking is shown just west of the Texaco building.
1] Further discussions with staff, together with additional pedestrian connections,
does not necessitate the reverse layout plan approach.
m] A pedestrian crossing sign has been added at the exit of the car wash per
discussions with staff.

The following is a response to the items listed in your April 3, 1998 letter:
1. Zoning Dept.

b} We discussed this further with Planners and jointly agreed a centrally located
enclosure was desirable.

2. Building Inspections
Comments understood and accepted.
3. Poudre Fire Authority
There is an existing fire hydrant located in an planting island near the southeast comer
of the Kmart building, it is within approximately 170' of the southeast corner of the
Texaco building, well within the 300' criteria.
