02/17/2017: The plans show a conflict with the water meter and an electric line.
Coordination needs to take place to provide separation.
Response: The location of the electric line will need to be confirmed in the field. There is space to
shift the water meter west to provide additional clearance from the electric line.

02/15/2017: The handicap parking space is located far from the main building
and has poor access to the establishment.
Handi-cap parking is located at the closest point to the building office, which is on the SE corner of the
building. Due to the nature of the business this will not be used regularly.

02/15/2017: There is inadequate sidewalk connectivity from the west sidewalk
to the building across the drive isle.

02/14/2017: Please verify the 15- foot drainage easement is wide enough for
the 21-inch storm sewer.
Response: We have confirmed that there is enough room to access the storm drain within a 15' easement.
The pipe has a max depth of 5.5±

02/14/2017: The City will allow surcharging of the interim detention pond outfall
storm sewer as stated in previous conversations. However, the surcharging can
not produce an EGL above existing manholes rims. Please revise the
maximum capacity of the storm sewer that corresponds with an EGL at least
1-foot lower than the manhole rims.
Response: The maximum pipe capacity within the existing 30" storm drain within Bristlecone Dr has
been reanalyzed to maintain an EGL 1 ' below manhole rims.

02/14/2017: With the possibility of a reduced release rate from the interim
detention pond, quantity detention volume will increase. The revised 100-year
water service elevation must be at least 1400t below the lowest opening of any
near structures.
Response: The 100-yr water surface elevation is 4'+ below the adjacent structures to the south in
reference to the design plan finished floor elevations

02/17/2017: The storm sewer lids can not be located in the sidewalk. Please
relocate. This may require placing the east -west section of the storm sewer in
the private drive.
Response: As discussed this is a privately owned and maintained storm drain system.

02/06/2017: The site disturbs more than 10,000 sq. ft., therefore Erosion and
Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials
Submitted do not meet requirements. Please submit; an Erosion Control Plan
(Based upon returned redlines), an Erosion Control Report (Not found in
submitted materials), and an Escrow / Security Calculation (Not found in
submitted materials). Also, based upon the area of disturbance State permits
for stormwater will be required since the site is over an acre. If you need
clarification concerning the erosion control section, or if there are any questions
please contact Jesse Schlam 970-218-2932 or email @ Ischlam@fcgov.com

Should the 30' roof height exist throughout a significant portion of the overall
building, additional aerial apparatus access requirements will need to be met. If
the height of 30' accounts for a minor portion of the building, these requirements
may not be triggered. Please clarify the elevations of the entire building to better
understand the needs of aerial access.
Response: The total building height is less than 30'. The tower portion of the building is 333 sq.ft. and will
have a finished wall height of 29'-3". The remaining 4,326 sq.ft. of building will have a 20' finished wall height.

02/13/2017: In regard to lighting, especially LED light fixtures, cooler color
temperatures are harsher at night and cause more disruption to circadian
(biological) rhythms for both humans and wildlife. Please consider a warmer
color temperature (warm white, 3000K or less) for any LED light fixtures. Please
also consider fixtures with dimming capabilities so that light levels can be
adjusted as needed. Site light sources shall be fully shielded and
