I was told that the residential units already exist and that no new additional residential units are being
proposed — as such it seems that the project is just a replat and not a residential development.

Hello Ms. Langenberger,
I'm writing about Transportation Development Review fee for permit/project # FDP 150032. The
project is a replat of the property line(s) for 517 E. Magnolia and 404 Whedbee. I've been
working with Clay Frickey.
I stopped by the city office today to get a tally of the fees remaining to be paid. I was told that
the Transportation Development Review project fee would be $2000.
Would you be so kind as to clarify what designates this as a project with a $2000 project fee as
opposed to a project with a maximum fee of $500 per residential unit as per the Transportation
Development Review from? I would appreciate the clarification and/or a reduction to the
amount per unit listed as the maximum on the form.

I would agree that the PDP fee would be $1000 ($500 max per du) and that the final fee would be the $1000
(which doesn't have to be paid until after hearing).

We want to simply adjust the property lines. We would like to move the lot lines of 404 Whedbee and 517 E. Magnolia
so that the back yards are more proportionately sized to the houses. The 404 Whedbee house has roughly half of the finished square
footage of the 517 E. Magnolia house. The lot size of the 404 Whedbee house is more than double that of the 517 E. Magnolia
house. Additionally, this change will put both properties in compliance with the 5,000 sq ft minimum lot size
517 E. Magnolia
• House size - Finished square footage 2248 SF
o 2 story
o 3 bedroom
• Lot size — 4,500 SQF
• Ratio of lot size to house size - 2 to 1
404 Whedbee
• House size - Finished square footage 963 SF (there is also an 452 SF unfinished cellar/basement)

o Two bedroom
• Lot size - 9,500 SF
• Ratio of lot size to house size
