Alley.
(x) Exterior building lighting — Other than the mentioned string lighting
at the outdoor courtyard, new wall mounted wall lighting is proposed.
Anticipated fixture selections will be those matching the character of
the building and other desirable downtown fixtures. We will coordinate
with the DDA regarding selection of fixtures and final locations. It is
our intent that the building is well illuminated along all sides and
access ways for maximum pedestrian safety.
(xi) Landscaping — There is a small amount of existing landscaping on
site which is consistent with other adjacent properties where
landscaping is non-existent and / or 100% impervious. There is an
existing mature creeping vine row at the southwest fence line which
may be removed and replanted with hops planting or similar. Only until
springtime can this be determined as it is currently dormant. Two
existing Locust trees exist further south along the exterior adjacent to
the proposed solid overhead door. These two trees will remain as they
appear healthy.

unimproved space currently used as a fenced in storage area. The
outdoor space is 1,780 square feet and is to have an occupancy of 80.
The area is not paved, but is gravel. The existing surface will be de -
weeded, cleaned up and new pea gravel topping installed. No new
impervious surface area is proposed and no alterations to existing
drainage patterns are proposed. No known drainage issues exist at
this area. This area will encourage patrons to enjoy the outdoor
atmosphere harmonious with the vibe of Fort Collins in downtown. The
entire area will be fenced in with a new decorative custom made fence.
The design will replicate that of wrought iron familiar with old town
construction. The courtyard will be well lit with string lighting utilizing
dimmable led bulbs. Bike parking will also be located within this fence
area outside of the ROW. A minimum of 12 spaces is anticipated,
however more racks most likely will be installed based on observation
of demand. We have additional space for expansion planned for.
Furnishings will consist of tables and chairs, trash receptacles, and
other elements of street furnishings that will be compatible with the
architectural character of the building in terms of materials, color, and
style. Large umbrellas will also be proposed for shade at the tables.
(vi) Row use, dedications and utility work — The site does not have any
ROW requiring and neither dedication nor will any utility work occur.
The existing water, sewer, gas, and electrical services are already
adequate and require no further improvements. The ROW will not be
used for staging, storing of materials, parking, or deliveries. The
primary purpose of installing the solid overhead door along the south
wall at the open parking area is for these functions mentioned. The
ROW will serve primarily as a fire lane.
(vii) Land use conflicts — There are not any conflicts between land uses or
disturbances to wetlands, natural habitats, features, or wildlife in the
immediate area.
(viii) Employment — It is anticipated this use will provide up to 8 employees
at peak times and 4 minimum at all times.
(ix) Trash Enclosure — The existing trash enclosure is located on the
north east side adjacent to Old Firehouse Alley and is surrounded by a
simple wood fence. We understand the fence was allowed with the
previous approval; however it is located next to the main entry of this
proposal. The trash enclosure is proposed to be removed and
relocated to the existing garage south and adjacent to, the property.
The existing garage will be modified to accept the trash bins and a new
gate installed. The gates will be set back from the ROW so they do not
swing into it. The trash enclosure will have a roof over it. The users of
the trash enclosure will be Illegal Pete's and Prost Brewing. The
remaining garage space will be permanently separated and not a part
of this use. Without a definitive DDA alley improvement plan currently

(i) Interior Character - The proposed space is a single level 3,820
square feet of leasable space and is relatively vacant at this time. The
ceiling height is around 14 feet to the top of trusses and is a flat roof.
The space is also fully sprinklered NFPA 13. Tenant improvement
work will include the installation of separate men's and women's
restrooms sized for a maximum of 240 occupants by building code
standards for a tavern / bar use, installation of a walk-in cooler, a bar,
office, and refinishing the tasting room with new finishes. The
character of the building has old wood floors, exposed roof trusses,
and exposed brick on the interior. The desire is to retain this old town
feel and keep the exposed loft look. The roof beams are especially
unique utilizing inverted tension rods which are well constructed and
deserve to be on display both for its construction methods and
engineering achievement. The tasting room and bar area will remain
open throughout to encourage communication and limiting visual
barriers. Live entertainment will also be encouraged as the space is
open enough to support such a use.
Exterior Character - The building is historic and will remain unaltered
structurally. The only exterior fagade improvements will be the
removal of three existing 6 foot wide windows and the installation of
overhead doors along the south property line. Two doors will be
located at the existing window openings closer to Old Firehouse Alley
and one solid overhead door will replace a window opening further
southwest along the same wall. The windows being replaced have no
historical value, and are also the only openings along this wall. All
brick jambs and header details will remain undisturbed as the doors
will be made to fit in the existing openings.
Use Compatibility - The site is located in the Downtown (D) district
and is a permitted use within this district. The district encourages
pedestrian and bike transportation. This site does not offer any on -site
parking but will encourage alternate types of modal access.
Pedestrian access is linked on all sides with well lit alleyways from
Walnut, Seckner Alley, and Old Firehouse Alley. Old Firehouse alley is
slated to be improved into a more appealing pedestrian way with the
initial plans of the development of the Downtown Hotel adjacent to this
project. The site is also located within the Old Town Fort Collins
Historic District and will comply with the Old Town Historic Landmark
District Design Standards.
(iv) Rooftop mechanical - New mechanical units providing forced air and
return air will be placed on the roof for space conditioning. The current
conditioning system consists of a non -compliant gas forced air shop
heater. No air conditioning or ventilation exists.
(v) Exterior courtyard use — This proposal also includes the introduction
of an outdoor seating area south of the building in the vacant

Statement of Planning Objectives
Per the Basic Development Plan Submittal, I am submitting for your review this
statement of planning objectives.
This project is a request for the tenant improvement to a vacant space located adjacent
to the Illegal Pete's Restaurant. The space is located directly southeast and fronts on
Old Firehouse Alley. The proposed use is a tasting room for Prost Brewing. Although
the existing space is currently vacant, it is currently approved as a restaurant use as part
of the Illegal Pete's development approval within the last two years. The space which
Pete Turner Owner of Illegal Pete's still owns, was allocated as a future expansion of the
restaurant. Although the restaurant is successfully operating, Mr. Turner has decided a
better, more diverse use of the space by introducing a tenant that would
compliment Fort Collins as well as supplement the activity center character of
downtown Fort Collins rather than "overdeveloping" his restaurant.
Prost Brewing currently has its primary production and tasting room building
located at 2540 191" Street in Denver. It is notably located at the top of the 1-25 off
ramp of 20"' street which also leads to Coors Field and the trendy Highland
District. Prost Brewing, most recently a 2015 Great American Beer Festival gold
medal winner, brews beer in a traditional German process with authentic copper
kettles and German imported hops. Prost is already present in several
restaurants on tap and also has bottled products in many liquor stores locally.
Prost Brewing has been eagerly, but patiently searching for the perfect location in
Fort Collins to increase exposure to their unique beer recipes and have found that
location at 321 Old Firehouse Alley. The proposed space will only serve as a
tasting room and all beer production will remain in Denver and transported to this
location for consumption. No food preparation or kitchen is proposed. Fort
Collins offers the perfect atmosphere and more ideally the location on Old
Firehouse alley where the nightlife is vibrant with craft brewing being an important
fabric of Fort Collins. Prost Brewing will compliment the surrounding uses.
