RE: Ridgewood Hills 4 h Filing — Major Amendment
Dear Ted,
We have been advised, by Marc Virata, that the City Attorney for land development will not
be able to provide my client, Milan E. Timm Revocable Living Trust, with an updated draft of the
Development Agreement for the referenced project in time for it to be reviewed and finalized
prior to the July 8, 2016 deadline for doing so. Accordingly, I hereby request, on behalf of my
client, that an administrative extension of the time for finalizing the Development Agreement be
granted by the Director, as provided for in Section 2.2.11 (C) of the City of Fort Collins Land Use
Code.
It is my understanding that a single extension, for a period of up to six (6) months, may be
granted. I respectfully request that the granted extension be for the maximum allowable time
period, in order to ensure that all parties have adequate time to complete the necessary steps in
the process.

RE: Extension Request for Ridgewood Hills 41h Filing — Major Amendment
Dear Larry:
We have received your request, dated June 17, 2016, to extend Ridgewood Hills 4th
Filing, Major Amendment for six additional months. The Major Amendment was
approved, with conditions, by the City of Fort Collins Hearing Officer on July 8, 2013.
This approval is valid for three years. Per Section 2.2.11(C), the project is eligible for
one, six-month, administrative extension.
This extension is hereby granted. The approval, with conditions, of the Major
Amendment now remains valid to January 8, 2017.
Should the project need additional time, the next extension can only be granted by the
Planning and Zoning Board and only if the Major Amendment continues to comply with
all applicable general development standards of Article Three and zone district
standards of Article Four of the Land Use Code. Such request, if needed, would have
to be made no later than November 15, 2016 in order to be considered by the Board at
their regular meeting in December.
