" Side Lot line did not change Number: 4 Created: 7/16/2008 [7/16/08] If you would like to provide a site plan showing what is proposed to be removed that is great, but I would also prefer to see a clean site plan showing just the proposed site items. Currently, the setback is only 15 ft. * Driveway to be removed — Parking provided off of the alley Department: Light & Power Issue Contact: Doug Martine Topic: Electric Utility Number: 5 Created: 7/17/2008 [7/17/08] All Light & Power comments are based on the assumption that each new electric service will not exceed 150 amps, and no electric heat will be used. It is also assumed that each existing service will not exceed 125 amps. * Noted Number: 6 Created: 7/17/2008 [7/17/08] The electric service to the existing (easterly) house on lot #6 will need to be relocated at the developer's expense. This service is under the planned new (westerly) building on lot #5. * Noted Number: 7 Created: 7/17/2008 [7/17/08] Normal electric development charges, plus necessary electric system modification costs will be charged to the developer. * Noted Department: PFA Issue Contact: Carle Dann Topic: Fire Number: 34 Created: 8/6/2008 [8/6/08] ADDRESS NUMERALS Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6 inch numerals on a contrasting background. (Bronze numerals on brown brick are not acceptable). 97UFC901.4.4 PLEASE NOTE: The carriage houses will be assigned specific, unique addresses by the City of Fort Collins. These addresses must be visible from the street off of which they are addressed; this could mean that in addition to being mounted on the structure, small "address signs" may also need to be erected. * Noted Department: Traffic Operations Topic: Traffic Number: 15 Issue Contact: Ward Stanford Created: 8/3/2008 Page 5 Department: Current Planning Issue Contact: Shelby Sommer Topic: Building Elevations Number: 26 Created: 8/5/2008 [8/5/08] Please provide building elevations on 24 x 36" sheets and show all 4 sides of each carriage house, with dimensions and proposed materials. I will also need to see elevations for the proposed house. The exterior eave heights along side lot lines for carriage houses must not exceed 13 feet in height. Please refer to Division 4.7(F)(3) for a list of standards specific to carriage houses * Included Department: Engineering Issue Contact: Andrew Carney Topic: General Number: 12 Created: 7/30/2008 [7/30/08] The following comments are from Technical Services: Please remove P.D.P. from the plat title and ownership statement, site, landscape, and utility plans. See Redlines. * Noted - Removed P.D.P. from all plans Number: 13 Created: 8/1 /2008 [8/1/08] With the new lot lines, the driveway for lot 5 crosses the lot line between lots 4 and 5. Please adjust the lot line so it does not cut through the drive, or provide a public access easement for the portion of driveway that will be in lot 4. * Provided driveway access easement on Lot 4 Number: 14 Created: 8/1 /2008 [8/1/08] Please match the sidewalk widths on the connection to the north so there is not an abrupt jog in widths. * Noted Number: 27 Created: 8/5/2008 [8/5/08] Once the wood framed garage along Grant Street in Lot 4 is removed, will the driveway and curb cut remain? If the drive does remain it must be paved in an approved surface, it currently is partially gravel. If reconstructed it will need to be widened to meet standards. Also, the new sidewalk will need to be extended across the drive. * Driveway and Curb cut on Lot 4 to be removed Number: 31 Created: 8/6/2008 [8/6/08] Please note that if any of the driveways along Grant or Myrtle Street are to be modified, closed, or relocated we will need to look at the striping to see if any changes will need to be made. * Noted — Curb cut on Lot 4 to be removed Number: 32 Created: 8/6/2008 [8/6/08] Currently, the ROW landscaping along the Grant Street frontage of Lot 7 is a gravel material it will need to be grass landscaping. Page 4 [8/5/08] All new vehicular use areas (parking and driveways) must be constructed with an approved surface (asphalt or concrete), not gravel. * Noted - Revised Number: 20 Created: 8/5/2008 [8/5/08] Please note that if any walls along a side lot line exceed 18 feet in height the setback will need to be increased an additional foot for each 2 feet of building height beyond 18 feet. The proposed carriage house building envelopes show 5 foot setbacks, which may or not be in compliance based on the wall heights. This also may be an issue along the side yard on Lot 4, depending on the height of the proposed house. * Talked with Shelby on this Number: 21 Created: 8/5/2008 [8/5/08] Please show parking stall dimensions and number of parking stalls on site plan. A minimum of one off-street parking space must be provided for every bedroom contained in a carriage house. Minimum off-street parking requirements for the existing dwelling units will also apply based on the number of bedrooms per dwelling unit. Please provide this information on the site plan. * Exist — Dwellings based on street frontage not bedrooms, per code Number: 22 Created: 8/5/2008 [8/5/08] Since many of the existing garages are proposed to be removed, where will the residents store their trash? Trash enclosures may be a good idea, and should be designed to match building architecture and should be large enough to accommodate recycling services. * Noted — Added a common trash enclosure Number: 23 Created: 8/5/2008 [8/5/08] I'm worried that the back portion of Lot 4 is going to become a maintenance issue as it really doesn't seem to be a useable space for the houses on Lot 4, and really seems to belong to Lots 1 - 3. Could this area be turned into a community space for all of the residents in this area? What about providing a centralized parking area in this area? * At this time the lots are being used separately and no communal areas are wanted Number: 24 Created: 8/5/2008 [8/5/08] I'm concerned that the proposed new house on Lot 4 is a little large to match the existing pattern of development. It may be more appropriate to add a carriage house or forego a new structure in this area all together (if the paved parking puts you over the 5,000 sq. ft. of new imperviousness). * Building size matches houses along Myrtle . Page 3 Topic: Historic Preservation Number: 35 Created: 8/8/2008 [8/8/08] Karen McWilliams (Historic Preservation): We reviewed the properties immediately affected by this proposed project (804, 808, and 812 W. Myrtle, and 529 S. Grant) for their level of eligibility, and the three properties on Myrtle Street have been determined by both the Director of Advance Planning and the Chair of the LPC to be individually eligible. This means that the project would need to comply with the requirements of LUC Section 3.4.7, as applicable. * Reviewed the LUC and feel we are not disturbing the historic look of the neighborhood. The property at 529 S. Grant, however, was determined to not be individually eligible. Because 529 S. Grant is not individually eligible, the applicant could demolish this and replace it with another structure that meets the LUC standards. This might help solve any potential issues he faces with the new residence he is proposing to add to that parcel. Please contact Karen at 224-6078 for more information. * Noted Topic: Landscape Plan Number: 25 Created: 8/5/2008 [8/5/08] Due to the location of driveways and streetlights, please add a new street tree in from of lot 6. One would typically be required between Lot 6 and 7 but that does not appear feasible due to the driveway locations. * Done Topic: Site Plan Number: 16 Created: 8/5/2008 [8/5/08] Please remove all landscaping (existing and proposed) from the site plan and show only on the landscape plan. * Noted - Done Number: 17 Created: 8/5/2008 [8/5/08] All lots in this zone are subject to a maximum FAR of 0.33 on the rear 50 percent of the NEW lots. Please provide calculations (either on the site plan or a separate document) to demonstrate that all of these lots comply with the FAR requirements. It appears to me that Lot 2 is questionable whether or not it complies. * Noted — Lot 2 does comply — See far table on Site Plan Number: 18 Created: 8/5/2008 [8/5/08] Is there an existing curb cut on the southern edge of Lot 5? If not, any new off-street parking area must obtain access from the adjoining alley. * Yes — Exist.
