approved surface, it currently is partially gravel. If reconstructed it will need to be

the drive.

the setback will need to be increased an additional foot for each 2 feet of building
height beyond 18 feet. The proposed carriage house building envelopes show 5 foot
setbacks, which may or not be in compliance based on the wall heights. This also
may be an issue along the side yard on Lot 4, depending on the height of the
proposed house.

issue as it really doesn't seem to be a useable space for the houses on Lot 4, and
really seems to belong to Lots 1 - 3. Could this area be turned into a community
space for all of the residents in this area? What about providing a centralized
parking area in this area?

[8/5/08] I'm concerned that the proposed new house on Lot 4 is a little large to
match the existing pattern of development. It may be more appropriate to add a
carriage house or forego a new structure in this area all together (if the paved
parking puts you over the 5,000 sq. ft. of new imperviousness).

Topic: Historic Preservation

[8/8/08] Karen McWilliams (Historic Preservation): We reviewed the properties
immediately affected by this proposed project (804, 808, and 812 W. Myrtle, and 529
S. Grant) for their level of eligibility, and the three properties on Myrtle Street have
been determined by both the Director of Advance Planning and the Chair of the LPC
to be individually eligible. This means that the project would need to comply with the
requirements of LUC Section 3.4.7, as applicable.
* Reviewed the LUC and feel we are not disturbing the historic look of the
neighborhood.
The property at 529 S. Grant, however, was determined to not be individually
eligible. Because 529 S. Grant is not individually eligible, the applicant could
demolish this and replace it with another structure that meets the LUC standards.
This might help solve any potential issues he faces with the new residence he is
proposing to add to that parcel. Please contact Karen at 224-6078 for more
information.
