[10/9/08] The area between the driveways on lots 6 & 7 is an area of concern.
Currently the residents park in the area between the drives. Once the new sidewalk
is installed and you have cut into the drive approach to tap the water line you have
several options with the driveways. 1) Extend the "median" out to the curb and
gutter. 2) Install some sort of curb along the edge of the sidewalk to prevent parking
in-between the drives. 3) Pave the middle portion and create a larger driveway on lot
6 that runs back to the existing house allowing vehicles to park behind the new
sidewalk. Please define and show what will be happening in this area more clearly.

[10/6/08] Only one driveway parking space can be counted on Lots 2, 3, 5 and 7
(there may be room for more cars, but only one counts since cars become blocked
in). This doesn't appear to be a problem because you satisfy the minimum number
of required parking spaces without counting these tandem spaces, but the plans do
need to be updated (see redlines).

have any new buildings proposed on the rear 50%. Please update the calculations
for lots 5, 6 and 7 to include the proposed floor area for the carriage houses (see
redlines).
[8/5/08] All lots in this zone are subject to a maximum FAR of 0.33 on the rear 50
percent of the NEW lot. Please provide calculations (either on the site plan or a
separate document) to demonstrate that all of these lots comply with the FAR
requirements. It appears to me that Lot 2 is questionable whether or not it complies.

the residents store their trash? Trash. enclosures may be a good idea, and should

[10/6/08] It is still unclear which building elevations correspond with which property.
I also need to see building elevations for the proposed new house on Lot 4 to make
sure that is compatible with the surrounding existing architecture.
[8/5/08] Please provide building elevations on 24 x 36" sheets and show all 4 sides
of each carriage house, with dimensions and proposed materials. I will also need to
see elevations for the proposed house. The exterior eave heights along side lot
lines for carriage houses must not exceed 13 feet in height. Please refer to Division
4.7(F)(3) for a list of standards specific to carriage houses

[10/6/08] Please be aware that when calculating Floor Area for Carriage Houses
(1,000 square feet maximum), basements are included in the calculations. Crawl
spaces that are 72 inches or less (and without egress windows) are allowed and will
not be included in floor area calculations for carriage houses. The proposed house
on Lot 4 is allowed to have a basement and such basement will not be considered
party of that lot's Total Floor Area.

[10/6/08] Per Section 4.8(F)(3)(c), to the extent reasonably feasible, decks, entry
doors, major entry stairs and major windows shall face the existing building or alley.
Windows that overlooks an abutting side or rear yard shall be minimized. Without
knowing which elevations correspond to which lot it is difficult to tell how each
carriage house will impact adjacent properties. If the carriage houses are rotated 90
degrees as discussed at the Staff Review meeting, this should not be an issue.
