On Thursday, December 18, 2008 from 6:30 to 8:30 p.m., in conference rooms A & B of the
City building at 281 North College Avenue, the City of Fort Collins Current Planning
Department will conduct a neighborhood meeting to discuss a development proposal in your
neighborhood. The project is known as Grant Street Corners.
• This is a project known as Grant Street Corners - Project Development Plan (File
#20-08). This request is for 1 new single-family detached residence fronting on Grant
Street and 3 new carriage houses fronting on the mid -block alley that runs north — south
between West Mulberry Street and West Myrtle Street. A replat of Lots 13 — 20 of Block
1 of the Westlawn Addition is part of this request. The new plat will be Lots 1 — 7 of Grant
Street Comers. The 7 existing single-family residences on the properties will remain.
A Project Development Plan submittal, for review of the actual Site Plan, Landscape Plan, and
Building Elevations, was made to the City on July 11, 2008, and has been through 2 rounds of
development review in the City. These properties are located at the northwest corner of Grant
Street and West Myrtle Street. The properties are zoned NCM, Neighborhood Conservation
Medium Density (please see attached Vicinity Map for location).
The purpose of this meeting on December 18th is to give all participants the opportunity to ask
questions of the applicant and express their concerns in an informal setting. The applicant and City
staff will be present at this neighborhood meeting to introduce the proposal, respond to questions
about the proposed development, and to take notes of the meeting.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend. If you are unable to attend this meeting, written comments are
welcome.
