This alleviates PFA's concerns regarding road width. • Additional parking will need to be accounted for with the increased density. A Modification of Standard is needed to meet parking stall width requirements. 6. Designing storm sewer to act as equalization pipe for ponds. • This will be discussed off-line with Stormwater. 7. The applicant will need to ask for a variance decreasing the ROW dedication from 42' to 36' from center line of Willox Lane and reduce the utility easement outside the ROW to 8'. This variance will move the ROW line from the back of the sidewalk to the front of the sidewalk. • Back up plan: Acquire an easement on the north side of Willox for 15-20' in order to vacate the south end. This requires letters of intent from all property owners on the north side of Willox. 2. What kind of landscaping can be done over the Utility Easement and in the Willox ROW? The applicant has proposed the use of pervious pavers within the City's ROW, which requires a variance from Engineering. Engineering has been in contact with the applicant regarding the requirements they needs to consider the use of permeable pavers as opposed to grass or pavement.
