a. We labeled the plans as Sheets 1 and 2.
b. We added Dane Brandt's name under the signature line.
c. We change City Certification to Secretary of Planning and Zoning Board.
d. The building separation was changed to 10 feet.
e. There are no sidewalks that cross vehicular travel lanes.
f. The sidewalk route is to East and South in front of the lots to the 10 foot concrete
bike/pedestrian path. The developer feels this is where it is needed.
g. Water and Waste Water will not allow street trees within 10 feet of the existing
water line. Shrubs were added to the Landscape Plan.
h. The tree was added.
i. Please award 20 points for Rogers Park.
j. Please award 10 points for Moore School. The site is within 2500 feet of the
Poudre High School campus. It is within 2500 feet of the baseball field but not the
building.
k. Please eliminate the points taken for 25 year guarantee of affordable housing.
1. A "Solar Orientation" variance has been enclosed.
m. The planning objectives have been revised.

Dear Mike,
The following is our response to your comments for Second Replat of Part of Ponderosa Park
P.U.D. that were dated January 17, 1997.
1. We place a note on Landscape Plan.
2. We placed a note on Site Plan.
3. We gave this information to Dane Brandt, the developer.
4. We showed width of walk as 4.5 feet between the South end of the private drive and the
10' bike/pedestrian path.

a. Water and Waste Water will not allow trees within 10 feet of existing waterline. We
added shrubs.
b. We gave this information to Dane Brandt, the developer.
c. We made two handicapped accessible parking spaces.
d. We extended asphalt to existing North line of Orchard Place.
e. Lot 11 can back either way and exit South or West. Lot 14 can back East and exit
South.

a. This statement is correct.
b. There is a 10 foot separation between buildings but some units are closer than 3 feet
to a property line. The Uniform Building Code will be adhered to.
c. We gave this information to Dane Brandt, the developer.
7. Engineering comments were answered on the red Tined plans and appropriate changes
made to the revised utility plans.
8. Stormwater Utility comments were answered on the red lined plans and appropriate
changes were made on the revised grading, drainage and erosion control plan.
9.
a. The Northeast comer of Section 16 was described on the plat.
b. We corrected the bearing of the two calls.
c. We changed the statement to limit it to this plat.
