The following is a list of requests. 1. Reduction of minimum setback for Residential from an Arterial Street ROW from thirty (30) to fifteen (15) feet. Due to the location of the existing sanitary sewer in Merten Street, requiring the thirty (30) foot setback for multi -family lot would make the lot nearly un-buildable. 2Reduction of minimum setback for Mixed -Use from an Arterial Street ROW from ten (10) to•zero (0) feet. Due to the location of the existing sanitary sewer in Merten Street, requiring the minimum ten (10) foot setback the mixed use lots Cl, C2, & C3 requiring the would make the lots difficult to develop. 3. Modification of residential building setbacks. All the residential lots with the ice exception of Lot M noted in item #1 above face private streets or park space. Duplex Lots 1-10 are proposed with a twelve (12) foot front setback and zero -lot -line on one side j and between eight (8) - ten (10) feet for the opposite side yard. Single Family Lots 11-18 are proposed with a ten (10) foot front setback and zero -lot -line on one side and ten (10). 2 feet for the opposite side yard. Multi -family lots`M1, & M2 are proposed with a twelve (12) foot front setback and zero for the sides. Multi -family lots`M4,`&'M5'are proposed with a fifteen (15) foot front setback and zero for the sides. L �%4 Reduction of lot depth of residential along an arterial from one hundred and fifty (150) feet to eighty (80) feet. Due to the location of the existing sanitary sewer in Merten Street, the multi -family lot/M can not extend 150'.
