Plans are not reproducible.
The sewer service line for Parcel 3 is within the public right of way and will
necessitate approval from Engineering Department and other utilities since it
encroaches on the location where typically dry utilities are located. It is
suggested that a water and sewer service line be extended directly from parcel
3 into the existing lines in the street. Please show the existing water and sewer
lines in the street, the points of connection to these and the water meter pits
locations on a reproducible utility plan. Please provide at least 2.5 feet of
separation between water service lines for Parcels 1 and 2. Water sewer gas
and electrical service lines should be separated by at least 10 feet up to the
meter pit.

Any sewer or water service line that crosses a newly created neighboring lot
should be placed within a utility easement. This easment can be privately
conveyed.

02/03/2015: If there is a share curb cut between parcel two and parcel three.
Why does a proposed gravel driveway have to extend to the curb? The
proposed gravel drive way should not extend past the back of sidewalk. Should
this shared access be in a private easement?
Should there be a private access easement on parcel 1 driveway for parcel 2
access.

02/03/2015: Please locate the private sewer service to parcel 3 in an
easement across parcel 2. See redlines. Typically this area of public right of
way is reserved for franchised utility installation and maintenance. By placing
the sewer service in an easement on parcel 2 you are protecting the service
from future excavations and utility work within the right of way. This is a long run
for a sewer service so you may want to include clean outs for future
maintenance of the line.

the proposed utility service lines and the existing utility main lines (in Sherwood

to be terminated at the main line per COFC Utility Department standards.

02/04/2015: A separate utility plan should be included along with the site plan
and plat. It does not need to show the service lines on the properties. It should
indicate the work in the street right of way related to new taps, and include street
cut notes. Comments from Utilities and Engineering add additional clarity in
this regard and if needed, please coordinate with them on the exact content to
be shown on the plans -- the taps and street cuts have dimensional
requirements.

Need a clearer portrayal of the curb cut to Parcel 3 on the site plan and utility
plan. Also, an engineering design detail is needed. Please coordinate with
Engineering staff on the detail. Is 8 feet wide enough for the driveway to parcel
3? -Discussion at the meeting is acknowledged, which noted that a private
access agreement could be part of the solution.
