The barn measures 40 feet further into the lot. I will be declaring an emergency vehicle access for the entire 27 feet by 125 feet of the driveway and will assure the conditions of driveway compaction to the criteria you designated for a 40 ton truck, 14 feet high clearances etc. Does this meet with your satisfaction? I would be happy to walk the property with you and answer any questions. Once you are satisfied would you please notify my conceptual review contact, Clark Mapes, with your approval? I appreciate your diligence and it looks like we're closing in on resolution regarding fire code concerns. The existing hydrant infrastructure appears to support the creation of a new residence at the rear of the current property so there only remain issues pertaining to fire access and premise ID to finalize. Based upon your description below, it seems the issue of fire access will be taken care of with the addition of an Emergency Access Easement on the property. The EAE will need to conform to minimum specifications outlined below. When you're ready, I will need to see site plan details of the proposed Emergency Access Easement in order to verify and check that off. I will also need to see a tentative plan for addressing and way -finding to the rear residence. I've included pertinent code language below to assist you in that matter as well. FIRE LANE SPECIFICATIONS A fire lane plan shall be submitted for approval prior to installation. In addition to the design criteria already contained in relevant standards and policies, any new fire lane must meet the following general requirements: > Shall be designated on the plat as an Emergency Access Easement. > Maintain the required 20 foot minimum unobstructed width & 14 foot minimum overhead clearance. > Be designed as an all-weather driving surface capable of supporting 40 tons. > Be visible by signage, and maintained unobstructed at all times. International Fire Code 503.2.3, 503.2.4, 503.2.5, 503.3, 503.4 and Appendix D; FCLUC 3.6.2(B)2006 and Local Amendments. PREMISE IDENTIFICATION 2012 IFC 505.1: New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible, visible from the street or road fronting the property, and posted with a minimum of six-inch numerals on a contrasting background. Where access is by means of a private road and the building cannot be viewed from the public way, a monument, pole or other sign or means shall be used to identify the structure.
