where the building exceeds 35 feet in height (Section 4.10(D)(2)(b), thank you
for providing the Building Sections on sheet 13. It would be helpful to also add a

10/19/2016: On the Site Plan, at the northwest corner, there is a wall that
labeled with a reference to the civil plans (no sheet number is provided). What
is the extent of this wall? Does it match the stone veneer on the building
exterior? Does this wall offer seating capability for gathering? Please provide
a detail (material, height, etc.) of this wall on the planning set as well. Be sure to
label this wall on the Landscape Plan as well.
November 30, 2016: Carried Over: Staff remains concerned about vagueness
of this wall being described simply as "modular block." This is not very
descriptive. Staff strongly recommends that this material be upgraded in a
manner that complements the Colored Buff Sandstone in both texture and color.
Staff also recommends that this wall include a capstone for seating to enhance
the potential for gathering. Please add this wall specification to the Exterior
Material Schedule on sheet eight.

10/19/2016: Now that The Standard student -oriented multi -family project is in
for review, please adjust the two access easements to the east and south, as
necessary, in order to provide one walkway connection to the south and one
walkway connection to the east. Both of these walkways should be concrete
and six feet wide. Due to the density associated with Stadium Apartments and
the proposed Standard Apartments, crusher fines is not an appropriate surface
for these walkways based on anticipated usage. Please note that the Lighting
Plan may need to be also be adjusted so that these walkways are properly
illuminated.
November 30, 2016: Carried Over:
Regarding the timing of this walkway connection, staff is aware that this
walkway may become part of the emergency access drive for The Standard
Apartments that is the abutting property to the south and in the planning
process. If The Standard gains final approval and moves into construction, then
this walkway is eliminated and the emergency access drive will act as the
connection. But if The Standard does not move forward, then the connection
must be made solely on The Stadium site. Please add a note that explains this
condition. Also, be sure that the portion that is on The Stadium property is
placed within an Access Easement.
