College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning RE: Copperleaf Apartments — Density in Section 27 At the request of the Planning and Zoning Board, staff has prepared a list of the various multi -family densities that are found west of Copperleaf Apartments. The boundary has been identified as that of Section 27 which is the one square mile section bounded by: • West Drake Road • South Shields Street • West Horsetooth Road • South Taft Hill Road Per the Land Use Code, multi -family consists of housing types that are greater than a duplex. Staff identified 12 such projects within Section 27. As can be seen, the range in density is between a high of 18.87 to a low of 4.51 dwelling units per gross acre. Also provided are densities for two recently constructed apartment projects for a comparison with more contemporary development. Finally, a zoning map of Section 27 is provided showing the mix of various zone districts. Please note that Section 27 has developed in an evolutionary manner over the last 50 years. For example, Rocky Mountain High School opened in 1973. Most of the existing multi -family was permitted prior to 1997 under the Land Development Guidance System as P.U.D.'s. There remain vacant parcels zoned M-M-N along Taft Hill Road which are expected to develop as multi -family.
