This community looked the same as Timberline earlier on in the development review process.
Question (Citizen): Is Suniga Road the road that borders Old Town North and Aspen Heights?
Response (City): Yes.
Question (Citizen): When Aspen Heights was built, the City helped mitigate cut through traffic in Old
Town North by closing Blondel Street. How will you manage traffic for this project?
Response (Applicant): From our perspective, we need Suniga to conned to College for our clubhouse
and amenities.
Response (City): On the Master Street Plan, Suniga is identified as a 4-lane arterial. Eventually, Suniga
will go all the way to Timberline. Development will build this section of Suniga. The intent for this road is
to increase connectivity in the area. Jerome Street will also connect up to Conifer to increase
connectivity. Jerome is identified as a collector. As part of this development, Blondel will also re -open.
All of these street connections will prevent one road from carrying all of the traffic from the various
developments in the area.
Question (Citizen): So cut through traffic will go down with more street connections?
Response (City): Yes, but we will also evaluate the traffic once this development is formally submitted to
the City for review. We will require mitigation if necessary. Lupine will also connect as part of this
development.
Question (Citizen): Will there be a light for Suniga at College?
Response (City): That is the intent. The existing light at Vine and College will move to the Suniga and
College intersection. We will evaluate this when this project is formally submitted. We're trying to move
traffic away from the railroad tracks that run along Vine.
Question (Citizen): What is the timeline for the project?
Response (Applicant): We're hoping for 6-8 months to get approval of the project with construction
starting in early 2018. The College connection is the most important piece for us.

Summary of Applicant Presentation
• Crowne owns and operates 45 apartment communities in 24 cities in 12 states
• Target "mid -tier" cities
• Communities are high -end with unique amenities
• Recently completed development in south Fort Collins called Crowne on Timberline
• Clubhouse proposed on Suniga Rd.
• Architectural style fits with North College Corridor Plan
• Will have four story apartment buildings and two story townhomes
• Pool amenity similar to pool in Colorado Springs community
Summary of Question and Answer Session
Question (Citizen): Will all of the units be for -rent?
Response (Applicant): Yes, these will all be rental units.
Question (Citizen): What is the terms/duration of the lease?
Response (Applicant): We typically do a 12-month lease. Some leases will be 7-months and some will be
24-months. We prefer longer -term leases. We've noticed a trend where fewer people want to maintain
homes but want amenities. The average age of our tenants is around 30.
Question (Citizen): Have you purchased the property?
Response (Applicant): We are under contract but we don't want to buy the property if we can't build
