Variance Request Background Information

The proposed project is an infill development with existing parking lots,
buildings, sidewalks and mature trees. By implementing the standard sidewalk
setbacks and widths, many mature trees would be impacted. In review of the
existing sidewalks we have developed our PDP plans to incorporate our
preferred sidewalk alignments. Along Lemay Avenue and Garfield Street, these
differ from the standards, but allow the preservation of several mature trees
along the perimeter of the site and coordinate well with the existing walks
along adjacent parcels. We propose to widen the walks (or reconstruct them) in
many areas, but maintain the general alignment of the existing walks to
minimize impacts on the trees. The trees along the west property line
(Robertson Street) will likely be impacted by construction of the parking
structure, so we propose to construct the sidewalks to meet standards in this
location.
We have prepared the following exhibits which compare the standard sidewalk
locations along Lemay Avenue and Garfield Street with our proposed
configurations.
If acceptable, we plan to request a variance for the sidewalk configurations
and will follow with a formal request prepared by a licensed engineer as per
the requirements of the Lorimer County Urban Area Street Standards.
