DESCRIPTION
A drainage easement being a portion of Lot 1, Timberline Church P.U.D. located in the
West Half of Section 29, Township 7 North, Range 68 West, of the 6th Principal
Meridian, City of Fort Collins, County of Larimer, State of Colorado being more
particularly described as follows:
Considering the East line of Timberline Church P.U.D. as bearing
North 00°09'08" East, and with all bearings contained herein relative thereto:
Commencing at the Southeast corner of said Lot 1; thence along the East line of said
Lot 1, North 00°00'00" East, 8.22 feet; thence, South 90°00'00" West, 7.41 feet to a
point on a drainage and utility easement line; said point being the POINT OF
BEGINNING; thence along said easement line, South 90°00'00" West, 134.32 feet;
thence along a non -tangent curve concave to the West having a central angle of
07'06'18", a radius of 908.08 feet, an arc length of 112.61 feet and the chord of which
bears North 22'0F55" East, 112.53 feet; thence, South 70°25'51" East, 60.43 feet;
thence along a non -tangent curve concave to the West having a central angle of
03°59'12", a radius of 901.46 feet, an arc length of 62.72 feet and the chord of which
bears North 15°42'52" East, 62.71 feet to a point on a drainage and utility easement
line; thence along said easement line the following two (2) courses and distances,
North 90°00'00" East, 18.18 feet; thence, South 00°00'00" East, 144.44 feet to the Point
of Beginning.
The above described easement contains 11,979 square feet or 0.2750 acres more or less
and is subject to all easements and rights -of -way now on record or existing.
