Phase 1 having 1352 seats, and phase 2 having 2500 seats. Following the LDGS guidelines we developed the parking with a ratio of 1 space for every 5 seats. Parking information on the cover sheet has been updated. q — The USDA/CSU property indicated as for sale is in fact not for sale, thus is not feasible to obtain for easements at this time. See letter to Mike Ludwig dated FEB 12, 1998. r — 30 foot paving provided at the north stubs. s thru ab notes have been revised. Landscape plan Ac. — Idicated. Ad. — There is not a City ordinance requiring this, to our (Cityscape Urban Design) Knowledge. Shade trees are provided in all parking lot islands, where possible. Ae. — Formal spacing of deciduous trees around the building does not conform with the massing/grouping effect that is desired by the architect and landscape architect. Evergreens were provided to break up the mass of the building, where they did not conflict with windows. Af. — Indicated. Ag. — Indicated. Ah. — Foundation plantings were increased, and taller materials was provided Where it would not conflict with windows. There are also some species of Enunymus shown that will climb the walls. Ai. — Revised. Aj. — Revised. Ak. — Revised. Al. — Shrub beds were provided around perimeter of parking lot, except where berming will provide the necessary screening of headlights. First Assembly Of God Final Planned Unit Development REPONSE TO STAFF COMMENTS SUBMITTED ON DECEMBER 22, 1997 May 13, 1999 ITEM #1 lighting and Power Utility Transformer locations will be coordinated with the Lighting and Power Engineering Department. ITEM #2 US WEST a - We understand the conditions regarding US WEST service. b — Conditions regarding all conduit, ditch crossings, and street crossings for telephone facilities within the project will be addressed at time of permitting. A minimum of 8'x5' will be provided for telephone. ITEM #3 Zoning Department a — All handicapped ramp have been indicated on the site plan/plat b — topographical lines removed. c — dimensions indicated d — Trash elevations indicated for phase 1 (phase 2 similar condition). ITEM #4 Building Inspections Department a — buildings greater than 5000 s.f. will be equipped with fire suppression systems or be compartmentalized by fire resistive construction. Phase 1 and 2 will have area separations and conform to the adopted code at the time of filing. We are looking at type II FR construction with area separations. b —"accessible route of travel' has been indicated and will comply with all UBC and ANSI standards /regulations. c — All buildings will comply with Fort Collins Nonresidential Energy Code and Local amendments. d — all proposed facilities will seek approval by the Larimer County Health department. E — All proposed buildings will comply with the adopted code of the time. ITEM #5 Mapping Department a — "right of way dedicated by this plat" indicated. b — Tract A's usage is designated open space. ITEM #6 Current Planning department a — Returned as requested PLAT b — Names and titles provided SITE PLAN c thru f Dimensions provided g — Pavement treatment has been indicated as Painted stripping h — curb ramps indicated i — All building envelopes dimensioned and indicated j — All "odd" sidewalk conditions have been addressed or redesigned. k — Site plan format will stay the same with the exception of adding a cover sheet.
