The addition of stone is added as requested to enhance the character of the building. Windows have also been added to promote a residential connection. 11. The term "any" has been deleted. As the construction documents are prepared the gates will be detailed as noted with solid material, for total screening. 12. We will be providing additional documents and revising the current documents to comply with the electrically related requests. Our response is not yet ready because our consulting engineer is abroad as a professional volunteer with a charitable organization. We shall have our response ready prior to the October 21 hearing, but not before the October 4 resubmittal of PUD documents. In all regards, it is our intent to comply with the city's site lighting requirements. On his behalf I can offer the following statements. A. We will work directly with you to assure that the appropriate type of lighting is specified and provided. B. The lighting schedule will be provided in an enlarged format. C. The site lighting shall conform to the requirements of the City of Fort Collins. We can provide you witr fixture cut sheets once the fixture selections are finalized. D. The schedule shall be modified to specifically indicate the cut-off shields. E. The wall pack fixtures shall be a downlight type without exposed lens or bulb on the vertical surface. F. The landscape spotlights will need to be reviewed and selected according to your requirements. G. The light pole and site lighting placement shall be coordinated with the final Landscape Plan. Poles will be relocated as required. H. The overall average footcandle level of site illumination shall be calculated. In general terms, the site will have a low level of illumination, with some higher levels of illumination at and on the building. I. The system of light control shall be specified on the plans. Some fixtures will be put on a time clock. We have prepared a "white" model of the building which I uvould be glad to present for both the work session and the Zoning Board hearing. Although it does not depict the building colors, it is an accurate representation of the building form. It takes a fair amount of table space (34" x 42") but it communicates much better than the elevation drawings. Please let me know if I may bring it. We have printed 10 sets of the revised architectural drawings 1 through 8. The Landscape sheets 9 through 12 are printed with the Civil drawings. We have also prepared reductions of drawing sheets 1 through 8, and we are in the process of preparing the colored site plan and exterior building elevations. Cityscape Urban Design is preparing a colored Landscape Plan. I look forward to meeting with you and the Staff on October 15. The documents have been revised and the comments of your September 22 letter are addressed as follows: 1. Water conservation standards are included in the Planting Notes (#4 and #13) and a Landscape Breakdown Table is provided. 2. Crosswalk striping has been added (Sheet 2A and 2B) at the west entrance. 3. A note has been added to sheet 2B, clarifying the inclusion of the pedestrian link with phase I development. Essentially, the sitework shown on this sheet that is in the non - hatched area is phase I. 4. Indeed our labeling was somewhat deficient. Sheet 5A is provided to illustrate the interim phase IA condition. Sheet 5B shows the completed buildout of the south/Phase I condition. 5. Please refer to sheets 5A and 5B for the exterior building elevations. We have added labeling to correspond with the preceding statement. 6. The building has a very irregular shape as part of the concept to create architectural interest and an intriguing aesthetic. The 5A and 5B sheets show the overall true north, east, south and west elevations; hence many walls are either not visible or are not true (straight on)views. Sheet 6 elevations depict these exterior walls. The partial elevations on sheet 6 have been referenced on sheet sets 4 and 5. Additionally, the areas of the building have been labeled on the sheets 4A and 4B. Sheet 5A and 5B have new titles and labeling as previously noted. Architecture Planning 7. Sheet 5A has the elevations appropriately labeled. As noted above, the elevations Interior Design are overall views from the four true compass directions. The views include the foreground in bold, and everything of the background as well. When viewing the Construction elevations, it should be kept in mind that what is shown as background may be Management several layers of background, if not distant background. 720N.Tejon Street 8.
