Leave the area open and vegetated instead of covering it with water. 3. We question the appropriateness of the 34-unit residential building. We feel it will increase noise levels in the area, thus harassing wildlife. Suggestion: Eliminate the residential unit and replace it with office space. 4. The noxious weed leafy spurge is a problem in the area of the proposed development. We do not want it to spread to the open space areas because wildlife cannot eat it and it chokes out the native plant species. Suggestion: Again, minimize disturbance (e.g. bulldozing) near the open space areas so that leafy spurge does not have a chance to come in and take over. Enclosed is a list of wildlife species living in the area of the proposed Northgate Commons development. We look forward to an amicable partnership with the developer and the City of Fort Collins regarding this matter. Cheryl Dandel is our contact. Please notify her with the date of the public zoning and planning meeting. She can be reached at the address above, or by calling 221-0034 (eves.) or 484-7941 days. College Avenue P.O. Box 580 Fort Collins, CO 80522-0580 Dear Mr. Olt, We, the residents of 301 Spaulding Lane, wish to issue the following opinion regarding the proposed development known as Northgate Commons. We also wish it to be known that we did not attend the public neighborhood meeting regarding Northgate Commons because we did not receive notice of it from the city. We reside at the multi -family unit called Highland Manor Mobile Home Park. With the exception of the residents of Grape Street, our homes are located closer to the proposed development than any other area residents. -Several of us have lived here in excess of fifteen (15) years or more, and we all care about preserving the natural integrity of the area for both aesthetics and wildlife. In light of this, we offer the following concerns and suggestions: Wildlife is important to us, and we want the area to remain available to mammals and birds. Suggestion: Maintain the natural integrity of the area as much as possible for wildlife. Also consider their needs when installing parking lot lighting. This may be achieved by: a. Minimizing impact (e.g. bulldozing) on the proposed open space areas so wildlife can continue to hunt and feed there. b. Because most mammals are nocturnal, and many birds over -night in the wetland areas, place lights as far as possible from the open space areas, or have them set to go off at a specified hour each night. c. Leave the future -phase area untouched until construction begins on that phase. 2. The area is now home to a population of foxes, and a den is located in the vicinity of the proposed .69 acre pond. The housing developments near Willox,'.Blue.Spruce, and • Agape have put enormous pressure on this fox population in the past couple of years, and Northgate- Commons will bring added pressure in this: narrow'strip of. habitat. We'would like more natural vegetation left intact so that foxes can continue to hunt and live in the immediate area.
