There are currently only 2 species of street trees on the plan. Please increase street
tree diversity by using around 4 different species. Suggestions of trees can be found
on the Street Tree List.
Street trees species have been increased to include: Redmond Linden,
Shademaster Honeylocust, Texas Red Oak and Chinkapin Oak.

for improvement of intersection visibility.
Tree has been moved to allow for better visibility.

If there are any existing trees within the property lines, please contact the City
Forester for an onsite meeting to obtain tree inventory and mitigation information for
landscape plans. Existing significant trees should be retained to the extent
reasonably feasible.
No existing trees are on site.

Explore adding additional appropriate ornamental and conifer trees where feasible in
planting beds and in wider lawn areas along Precision Drive and Technology
Parkway.
Additional ornamental trees have been added in planting beds along Technology.
Lawn areas have been widened with sidewalk being pushed to R.O.W.

Species selection
Greenspire Lindens typically do not survive or thrive well in parking lot islands and
peninsulas. Please evaluate changing Lindens in these locations for better adapted
shade trees. The City Forester suggests Kentucky Coffeetree would be a good
canopy tree for these locations.
Kentucky Coffeetrees have replaced lindens in parking lot islands.
Caddo Maples are still being evaluated for their range of adaptability in Fort Collins.

11/04/2016: What is the two parallel lines that cross into the utility easement behind
Technology Parkway right-of-way? Is this a drainage pan? Just looking to ensure this
isn't a potential conflict in the utility easement.

11/04/2016: Comment #1 from Sheri Langenberger references the need for additional
fee pertaining to the platting of Lot 2 and its acreage not being included in the associated
fee. If the reason to plat Lot 2 was motivated by needing to have Lots 1 & 2 as part of
the land purchase from the overall land owner, this should be discussed further. The
City wouldn't require that Lot 2 be platted at this time and if removed from the plat, the
additional fee would not be required. Since the plat is presented at public hearing,
verification on whether Lot 2 will be included or not is a pre -hearing item.
shearAcknowledged. We preferto plat Lot2. Please advise the additional fee required.

11/04/2016: In addition to the question of the platting/fees of Lot 2, the other
pre -hearing item is the showing of the sidewalk along Technology Parkway
extending further north to cover the common area, and the sidewalk shown abutting the
right-of-way (if the applicant is amenable to this).
SheaiResDonse Sidewalk along Technology Parkway has been extended 20 feet past the north boundary
to the north side of the 20-foot drainage/access/utility easement as requested.
ShearResgonse We have the moved proposed Technology Parkway detached walk adjacent to the right-
of-way as requested in Comment 9 below resufting in an 11.50'pa/kway width. Refer to Sheet 5.• Typical

11/04/2016: The indication on Sheet 4 Note 3 is the installation of residential local street
approach 1606a for the two driveways. These driveways should instead be designed
and referenced with LCUASS detail 707.1 or 707.2. The radii for the driveways should
be 15 feet in accordance with LCUASS Table 8-2.

11/04/2016: We'll want to take a closer look at the driveways and whether they direct

11/04/2016: While not technically required, I'm wondering with the additional 1 foot
behind the sidewalk for Technology Parkway, whether the applicant would consider
either detaching the sidewalk one foot further east for a wider parkway, (or providing a 6
foot sidewalk that then abuts the right-of-way line.) The trees within the parkway have
increased viability with the additional width, and the area behind the back of walk that's
right-of-way can't be utilized otherwise.

11/04/2016: We'll want verification as to whether MAVD/Harmony Technology Park
LLC will remain the owner of the property throughout the entitlement of the project, or
whether WilMarc Medical LLC will seek to acquire title to the property prior to the final
plan approval. This will have implications on both the development agreement as well
as site plan/plat signatures. While information on the plans is a little unclear as to
whether work is occurring offsite of the development plan boundary, vs. being built by
the master developer as part of the infrastructure plan set, the fact that all work appears
to be in land currently owned by MAVD/Harmony Technology Park LLC, no letters of
intent for offsite easements appears to be needed.

11 /04/2016: I'm wondering why the project would not provide some sort of connection to
the abutting trail that abuts the regional pond. It would seem like an amenity that the end

A trail connection has been added at the north end of the truck loading area.

11/04/2016: The plat calls out an emergency access easement for the main drive aisle
internal to the project, however this does not appear to be labelled on the plans.

Master Utility Pfan and the Master Improvements Plan. However, we have re -renamed and re -labeled the
easement on both plans 024' EmergeWAccess & Ubft Drainage and Access /EA&VDA) easement" to
match the plat. Easement fines and dimension has also been added. We have coordinated this label with
the final PLATAND THESfte Plan so al/are consistent
