i. The proposed site was originally included in the Oakridge West
Overall Development Plan, however the site has a closer relationship
to the areas included within the Oak/Cottonwood Farm ODP
(Miramont). This area would include the "block" from Harmony,
south between Boardwalk and Lemay Ave. The proposed site as well
as the existing Sterling House and Cottonwood Facilities being similar
uses comprise +/- 19.15 acres of the block in questions. The following
represents the proposed site acreage and the surrounding uses and how
they relate to each other with regards to percentage of use:

RE: Wovenhearts Memory Care (Sterling Cottages) - Project Development Plan
Staff Comments
Dear Mike:
The attached prints of Wovenhearts Memory Care Project Development Plan, Final Site
and Landscape Plan, reflect revisions made in accordance with the comments in your
letter of April 15, 1998. Our specific response to each comment is noted below, using
numbering shown on your letter.
1. Transportation Planning Dept.
a. Pedestrian connections have been provided to Sterling House and the
church to the north.
b. The existing storm drainage ditch, which parallels Lemay Ave. on the
Eastern edge of the property, creates an obstacle for providing a safe
pedestrian connection from the building to Lemay Ave.
c. The bike parking has been moved to the front entrance.
2. US West
a. addressed by JR Engineering

3. Light and Power - will be coordinated by the DelWest representative
4. Poudre Fire Authority
a. Fire lanes will be signed for visibility and maintained unobstructed
(note has been added to the site plan). The roundabout entry has been
discussed with Ron Gonzales, and he has accepted the design with a
few stipulations:
1. the planter will have roll-over curb and gutter and the turf
height will not exceed 6" above the curb.
2. plantings within the planter will include only turf and a few
low shrubs.
3. the fire lanes will be signed.
